About the RoleThe Asset Manager plays a critical role in the execution of the firm's asset management strategy, overseeing a portfolio of industrial assets and driving initiatives that enhance property performance and long-term value creation. This role serves as a key liaison among various teams to ensure business plan objectives are achieved.
The Asset Manager will take ownership of asset-level performance, financial analysis, market intelligence, and operational execution while supporting investor reporting and portfolio-wide strategic initiatives. This position offers an opportunity to influence investment outcomes through proactive asset oversight, data-driven decision making, and cross-functional leadership.
We are open to this role sitting in either our Atlanta, GA or Chicago, IL office.
Key Responsibilities include but are not limited to:- Manage the day-to-day oversight of a regional portfolio of industrial assets, partnering with third-party property managers and internal stakeholders to drive performance and value creation.
- Support the development and execution of property-level business plans designed to maximize asset value and investment returns.
- Monitor operational and financial performance against budgets, forecasts, and strategic objectives, identifying opportunities and risks.
- Independently perform financial analyses related to leasing activity, capital investments, operating performance, and projected returns.
- Develop and maintain financial models to evaluate asset performance, leasing scenarios, capital expenditures, and investment opportunities.
- Conduct market research and competitive analysis within assigned markets and submarkets, providing actionable recommendations to support asset strategy.
- Assist with quarterly asset valuations, portfolio reviews, and valuation-related reporting.
- Partner with Financial Planning & Analysis on annual budgets, reforecasts, capital planning, and long-term asset strategies.
- Oversee third-party property managers and coordinate with construction managers to ensure effective execution of operating plans, capital projects, and tenant initiatives.
- Review and abstract leases, identifying key economic terms, landlord and tenant responsibilities, and associated financial implications.
- Support leasing initiatives through financial analysis, market insights, and evaluation of proposed transactions.
- Collaborate with Accounting, Property Management, and Asset Management leadership to ensure accurate and timely financial reporting.
- Prepare monthly, quarterly, and annual reporting packages for internal stakeholders and investment partners.
- Assist with investor communications, including recurring performance updates, reporting requests, and portfolio analyses.
About YouThe ideal candidate will have:
- Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
- 4-7 years of experience in asset management, investments, commercial real estate, finance, or related disciplines.
- Strong financial modeling and analytical skills, including proficiency in Excel.
- Demonstrated ability to manage multiple assets and priorities in a fast-paced environment.
- Understanding of commercial lease structures, property operations, and real estate valuation concepts.
- Strong communication and relationship management skills.
- Experience working with industrial real estate assets preferred.
CompensationThis role offers a competitive base salary ranging from $130,000 to $165,000 annually, plus performance-based bonus, reflecting the company's good faith estimate based on market data and internal equity.
