Job PurposeThe Asset Manager supports the Real Estate team in overseeing a portfolio of holdings to sustain and grow the organization's resources. This role performs portfolio analysis, valuations, and contributes to the development and execution of business plans, that drive strategies to maximize asset value, cash flow, and financial returns through leasing, redevelopment, development, and disposition activities. The position also monitors asset performance and risk, manages project procurement and implementation, and makes recommendations on portfolio structure, acquisitions, divestitures, and development opportunities based on market analysis and forecasting. This role is vital to preserving LT's resources in support of its mission and the Queen's legacy.
Essential Responsibilities- Contributes to the development of business plans and implements such plans to maximize portfolio performance, cash flow, and long-term asset value through leasing, redevelopment, development, and disposition strategies.
- Prepares and oversees financial analyses and reports, including operating and capital budgets, forecasts, pro formas, feasibility and sensitivity analyses, and quarterly and annual portfolio reporting.
- Monitors portfolio performance, identifies opportunities for improvement, and implements strategies to increase returns, manage risk, and control costs.
- Leads and supports acquisition and disposition activities, including due diligence, underwriting, financial modeling, transition planning, and recommendations supported by cash flow projections and market data.
- Manages project procurement and execution, including oversight of approved business plans, budgets, schedules, and third-party consultants such as development managers, planners, architects, engineers, property managers, and brokers.
- Administers portfolio leasing activities, including lease assignments, amendments, compliance, collections, and coordination with tenants and external partners.
- Builds and maintains strong relationships with internal stakeholders, tenants, consultants, venture partners, and community contacts to identify opportunities and stay informed on market trends and investment activity.
- Markets LT's assets, supports negotiations, and helps advance strategic partnerships and transactions from initial evaluation through closing.
- Conducts periodic site inspections and oversees on-site personnel as needed to support optimal asset performance.
- Provides in-depth quarterly analysis, ad hoc reporting, and actionable recommendations to the Managing Director of Real Estate and Executive team.
- Maintains complete physical and electronic records in compliance with applicable record-keeping requirements.
- Prepares and submits portfolio and financial reports for management and executive leadership, and partners with Finance on month-end processes including invoices, expenses, financial statements, and revenue analysis.
- Contributes to team and organizational success by taking on new assignments, supporting colleagues, building new skills, and continuously improving results.
Qualifications- Bachelor's degree with concentration in business, finance, accounting, real estate OR equivalent professional experience.
- At least (5) years of directly related professional experience in property management, asset management, real estate investment or real estate development.
- Financially astute (ability to perform proforma/discounted cash flow modeling, IRR, ROI, waterfall structures) with strong attention to detail with the ability to lead complex deals. Experienced in negotiating contracts with a proven track record of excellence.
- Must possess strong knowledge of local, state, and federal laws and regulations.
- Well organized, detail oriented and capable of handling mulitple projects. Demonstrated Project Management experience, required.
- Excellent verbal, written and sales communication skills. Previous experience with business writing (e.g. proposals, business cases), preferred.
- Proficiency with MS Office, preferably in a MAC OS environment, helpful.
- Industry accreditations such CCIM, CPM, and CRE preferred.
Mental and Physical Demands: - Perform light physical work, including climbing, stooping, kneeling, crouching, reaching, and lifting weight of up to 25 pounds. Exposed to outdoor climate and diverse terrain.
- Ability to travel and work flexible hours as necessary.
