Full Job Description
PRIMARY PURPOSE:

The Asset Manager is responsible for maximizing the financial performance and long-term value of the Company's real property investment portfolio, which includes office, retail, residential, and mixed-use properties. This role provides strategic and financial oversight of the portfolio - working closely with property management, accounting/finance, and executive leadership - to drive sound budgeting, leasing, financing, and capital-improvement decisions, and to ensure each asset is performing in line with ownership objectives. The Asset Manager also serves as a key point of coordination with the Company's affiliated financial services and insurance agency operations on matters relating to property financing and insurance coverage.

MINIMUM QUALIFICATION REQUIREMENTS
  • Bachelor's degree in Business, Finance, Real Estate, Accounting, or a related field required; MBA or professional designation (e.g., CPM, CCIM) a plus.
  • Minimum of 5 years of experience in real estate asset management, property management, or commercial real estate finance.
  • Strong financial modeling and analytical skills, with advanced proficiency in Microsoft Excel.
  • Familiarity with property management or real estate accounting software (e.g., Yardi, AppFolio, MRI, or similar).
  • Working knowledge of commercial and residential lease structures, real estate valuation methods, and capital markets.
  • Familiarity with insurance principles as they relate to real property, and with loan covenant/financing requirements, is a plus given the Company's affiliated insurance agency and financial services operations.
  • Excellent written, verbal, and presentation skills, with the ability to communicate financial analysis clearly to executive leadership and ownership.
  • Strong organizational and project-management skills, with the ability to manage multiple properties and projects simultaneously.
  • Valid driver's license and ability to travel periodically to properties within the portfolio.
  • Must be able to successfully pass a background screening, which may include employment verification, credential checks, driving record, and criminal background review, conducted in compliance with applicable law.

ESSENTIAL FUNCTIONS:
  • Develop, manage, and monitor annual operating and capital budgets for each property in the portfolio; analyze actual performance against budget and prepare variance explanations.
  • Conduct financial analysis and valuation of real property assets, including net operating income (NOI), capitalization rates, cash flow projections, and hold/sell/refinance analysis.
  • Oversee the property management team to ensure properties are operated efficiently, tenant relations are well maintained, and leasing decisions align with overall asset strategy.
  • Contract with and direct third-party property managers to ensure properties are operated efficiently. Conduct annual property visits.
  • Contract with and direct third-party leasing agents to ensure properties are leased timely and at market rates.
  • Underwrite and negotiate lease terms for commercial and residential tenants for maximum tenant retention and NOI.
  • Primary point of contact for all property related litigation issues.
  • Analyze rent rolls, occupancy trends, and market rent comparables; recommend leasing and pricing strategies to maximize asset value and minimize vacancy.
  • Coordinate with the Company's affiliated insurance agency and/or outside brokers to ensure adequate and cost-effective property and liability insurance coverage across the portfolio and assist with claims as needed.
  • Liaise with lending relationships, including the Company's affiliated financial services operations, regarding financing, refinancing, and ongoing loan covenant compliance for real estate assets.
  • Evaluate potential acquisition and disposition opportunities, including market research, due diligence, and financial modeling, and present recommendations to leadership.
  • Partner with the Sr. Facilities and Construction Manager to oversee capital improvement and major maintenance projects, including scope development, contractor and vendor selection, budget tracking, and timeline management.
  • Prepare regular asset performance reports, forecasts, and presentations for executive leadership and ownership.
  • Monitor real estate market trends, comparable properties, and economic conditions affecting the portfolio, and advise leadership on emerging risks and opportunities.
  • Support annual property tax assessments and coordinate appeals where appropriate.
  • Collaborate with the accounting/finance department on asset-level financial reporting, audit support, and account reconciliations.
  • Ensure compliance with applicable real estate, lending, and insurance-related laws and regulations affecting the portfolio.
  • Support special projects and other duties as assigned by executive leadership.
