Full Job Description
JOB SUMMARY

The Area Vice President (AVP) is fully accountable for the efficient and profitable performance of personnel and properties in a designated area, given existing marketing conditions. Leadership ability is a must, as the AVP is the leader of their regional area of responsibility. The purpose of the AVP is to effectively manage and coordinate activities and available resources in order to accomplish property, owner, and company objectives. These objectives will include developing and managing on-site personnel, oversee and manage property budgets and expenditures, and ensure compliance with company policy and procedures. Travel is required.

Essential Duties and Responsibilities:

FINANCIAL
  • Pro-active in developing ways to maximize the collection of budgeted income, occupancy, and control expenditures.
  • Analyze and interpret statements and budget variances from each property.
  • Review and approve expenditures between $500 and $3000.
  • Interpret, analyze and submit property budget for approval.
  • Communicate and monitor progress toward achieving owner's financial objectives.

MARKETING
  • Review and assist manager's in evaluating marketing plans.
  • Develop and implement short and long-term rent programs and adjustments.
  • Review and approve any rental rate-adjustments in conflict with budgeting objectives.
  • Recommend improvements to property image that promote adherence to the RAM mission, vision and values.
  • Review marketing strategies to ensure maximum return on investment.

LEADERSHIP
  • Recruit, hire and develop associates that support the RAM mission and provide high levels of customer service to RAM clients and residents.
  • Support ongoing training and consistent feedback.
  • Initiate and implement all policies and procedures while maintaining excellent staff and resident communication.
  • Initiate corrective action up to and including termination, when appropriate, in compliance with RAM policy and procedure.
  • Hold periodic group meetings with teams.

administrative
  • Ensure compliance with company policy and procedure.
  • Conduct timely salary and performance reviews.
  • Review and adjust compensation in accordance with company guidelines.
  • Act as communication liaison with client, upper management and on-site personnel.
  • Maintain good communication between properties and legal counsel.

COMMUNITY MAINTENANCE AND IMPROVEMENT
  • Communicate and generate action based on owner's objectives.
  • Provide support to managers in vendor negotiations.
  • Initiate weekly visits and inspections to properties to ensure compliance with company standards.
  • Review and recommend needed maintenance and capitol improvements to owner.

corporate services
  • Participate in pre-acquisition duties, including but not limited to the developing of marketing proposals for potential new business.
  • Perform physical inspections for loan purposes.
  • Comply with and enforce RAM Partners LLC. policies.
  • Embraces and executes the vision, mission, and beliefs of the Company.
  • Entertain and tour with outside investors and brokers/dealers.
  • Travel via car and airplane as requested to existing and potential properties and to meet with existing and potential clients.
  • Flexible with the work schedule, including availability to work weekends, evenings, and/or holidays.
  • Occasional duties may be assigned by Vice President and/or President.

EDUCATION AND EXPERIENCE REQUIRED:
  • Prefer four (4) year degree. Degree in business, hospitality or property management is preferred.
  • Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
  • Computer software experience to include MS Word, MS Excel, MS Outlook, and YARDI®.
  • Advanced understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
  • Previous management experience in property management, generally 3-5 years.
  • Understanding of sales and marketing concepts and ability to develop, implement, and evaluate marketing plans.

License(s) or Certification(s) Preferred:
  • Valid driver's license.

Physical Demands and Work environment:

There is varied travel required, depending on the property portfolio. AVP's are required to respond to and inspect, communicate with, and assist onsite with each property on at least a monthly basis. This will require physical inspections of the property. Must be able to operate a car and travel via plane. Outdoor weather conditions will vary and affect duties.
