Location: Arizona Regional Office

Full Time/Part Time: Full Time

Schedule: Monday - Friday.

The Area Manager is a senior operations leader who directs and supervises site management activities across an assigned portfolio of communities within the Property Management Department. Working under the Sr. Regional Director and Regional Director, the Area Manager supports Avanti Residential's strategic and operational objectives by driving occupancy, resident satisfaction, and asset preservation. This role oversees a team of Community Managers and their on-site staff, ensuring each property is run with the same hands-on standard of care expected of a Community Manager: strong financial stewardship, excellent physical condition, and consistent KPI performance. The Area Manager monitors market conditions, controls property-specific budgets, and steps in directly on leasing, resident relations, and turnover activities as needed. What You'll Do...
  • Build a productive, motivated, and goal-oriented culture across every community in the assigned portfolio.
  • Lead positive change management behavior and support Community Managers through organizational updates.
  • Oversee resident, vendor, prospective resident, and guest inquiries, and maintain professional relationships across the portfolio.
  • Hold Community Managers accountable to budget guidelines throughout the year and ensure timely response to monthly variances.
  • Review resident files for transfers, evictions, reasonable accommodation requests, medical requests, and complaints; evaluate and implement decisions.
  • Oversee the physical condition of each community, including office space, restrooms, amenity areas, parking lots, and showing units, to ensure they meet Avanti's quality and presentation standards.
  • Walk assigned communities regularly to confirm each asset is kept in excellent condition.


Requirements

What You Need to Succeed...
  • Bachelor's degree in property management, real estate, business administration, business management, or related field preferred.
  • Master's degree in business administration preferred.
  • 3+ years of experience with increasing responsibility in property management required.
  • 3+ years of supervisory responsibility required.
  • 1+ years of experience managing a portfolio with a minimum of 800+ multi-family units preferred.
  • Proven leadership skills necessary to direct all aspects of property management operations and staff.
  • Interpersonal skills necessary to resolve landlord and resident issues.
  • Ability to create and monitor property budgets and prepare clear and concise financial reports.
  • Proficient computer skills that include knowledge of property management software, preferably Yardi.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance is required.
