Working alongside community leadership, you'll oversee maintenance operations, capital planning, vendor partnerships, and service delivery while ensuring the property is maintained to the highest standards. AIR offers a comprehensive compensation and benefits package, including: • Expected pay rate of $80,000-$93,000 annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job. • Monthly Customer Service Satisfaction Bonuses. What You Will Do • Lead, mentor, and develop a high-performing maintenance team. • Oversee all aspects of property maintenance, including preventative maintenance, apartment turns, resident service requests, and vendor relationships. • Drive the execution of maintenance strategies that support resident satisfaction, asset preservation, and operational performance. • Partner with community leadership to identify, prioritize, and execute capital improvement projects that enhance resident satisfaction, operational efficiency, and asset value. • Manage budgets, inventory, and resources with a focus on quality, efficiency, and long-term value. • Ensure compliance with company standards, Environmental Health & Safety requirements, and applicable regulations. Qualifications What You Have • 3+ years of maintenance leadership experience in multifamily housing, facilities management, hospitality, commercial real estate, or a related environment. • Proven success leading and developing maintenance teams. • Strong technical expertise in HVAC, plumbing, electrical, appliance repair, and general building systems. • Experience managing vendors, preventative maintenance programs, apartment turns, and operating budgets. • Reliable transportation. • Participate in a scheduled on-call rotation to support emergency maintenance needs. • Ability to safely perform the physical requirements of the role. • Ability to read, write, and communicate effectively in English.
