Defined Role: Reporting directly to the Leadership team (and collaborating closely with executive leadership at Klotz Group), the Vice President of Property Management will assume full strategic and operational leadership for LVL's property management division. This individual will be responsible for overseeing daily operations, implementing best-in-class strategies, and driving long-term success across key performance indicators such as occupancy, revenue, resident experience, and cost controls. You'll be stepping into a
high-impact leadership role as an instrumental component in shaping our property management operations. This is your opportunity to build that platform and steer its growth.
Primary Responsibilities:- Lead and mentor on-site property management teams; frame and execute a clear vision for operational excellence across the portfolio.
- Manage leasing, rent collection, maintenance, resident relations, and vendor partnerships in alignment with LVL Living's brand standards and fiscal goals.
- Monitor performance metrics-occupancy rates, rent rolls, expense ratios-and analyze trend data to guide decision-making and improvements.
- Develop, manage, and track operating budgets; identify efficiencies, ensure timely reporting, and enhance financial performance.
- Ensure compliance with legal standards, fair housing laws, and internal protocols. Regularly review and update policies to maintain consistent practices across all properties.
- Champion resident satisfaction and retention through proactive community-building initiatives and responsive customer service. Stay current on market trends and recommend competitive positioning, enhancements, or innovations.
- Work closely with the Klotz Group's broader teams-development, acquisitions, finance-to align operations with corporate strategy, growth objectives, and investment decisions.
- Build and scale property management systems and structures to support LVL Living's evolving portfolio and future expansion plans.
- Own site-level staffing: recruit, onboard, and retain property managers, leasing consultants, and maintenance technicians; build bench strength and succession plans.
- Drive collections performance - delinquency, payment plans, eviction filings, and bad debt - with weekly accountability by property.
- Coordinate make-ready and unit-turn throughput with construction and maintenance to hit turn-time, downtime, and renovation delivery targets.
- Grow ancillary income, including utility billing/RUBS recovery, fees, and other revenue streams.
- Deliver owner and joint-venture reporting on a consistent cadence across wholly owned, co-owned, and third-party managed assets.
Preferred Qualifications: - 8+ years in property management leadership roles, with experience directing multi-site residential operations.
- Sound experience managing budgets, P&Ls, and data-driven decision-making.
- Effective team builder, skilled at coaching and fostering high-performance teams.
- Driven by process, detail-oriented, and capable of optimizing workflows for growth and consistency.
- Excellent communicator-adept at engaging with staff, residents, ownership, and vendor partners.
- Well-versed in fair housing regulations, risk management, technology tools (e.g., property management software), and best practices.
- Bachelor's degree in Business, Real Estate, Property Management, or a related field preferred - or equivalent multifamily operating experience (MBA is a plus).
- Experience with Rent Manager strongly preferred; comparable platforms (Yardi, I Love Leasing, Entrata, AppFolio) considered.
- Licenses or certifications (e.g., CPM, ARM, CAM) an advantage.
- Multi-state operating experience in the Southeast; value-add, lease-up, and distressed-asset turnaround experience a plus.
