Position Summary...What you'll do...Role summary: The Real Estate Manager is responsible for leading new store development and conversion initiatives within an assigned territory. This role owns the full lifecycle of new store delivery-from market strategy and site identification through deal execution and project completion-ensuring alignment with business objectives and long-term growth strategy.
What you'll do: - Develop market strategies to support new store growth and conversion pipelines; identify and evaluate potential sites through market analysis, demographic research, and field assessments
- Lead negotiations for land deals, manage due diligence, entitlement considerations, and transaction structuring
- Manage projects from site selection through opening, including approvals, timelines, and budgets
- Prepare and present materials for internal decision forums
- Ensure projects stay on schedule and aligned with financial and operational targets
- Coordinate across stakeholders to ensure seamless execution and risk mitigation
- Build and maintain relationships with brokers, landowners, developers, and local officials
What you'll bring: - Extensive experience in portfolio and project management within real estate
- Proven ability to negotiate lease/purchase agreements, development agreements, and other documents effectively
- Strong analytical skills to evaluate site selection, asset sales, and financial impacts.
- Demonstrated expertise in managing third-party relationships and contract negotiations
- Excellent communication skills to present recommendations and collaborate with leadership and cross-functional teams
- Ability to develop and oversee budgets, forecasts, and capital expenditure reports.

The annual salary range for this position is $80,000.00 - $155,000.00
Additional compensation includes annual or quarterly performance bonuses.

Bachelor's degree in Real Estate or related field and 3 years' experience in real estate, retail development, tenant representation, or related area
OR 5 years' experience in real estate, retail development, tenant representation, or related area.
2 years' experience in property management.
