Are you a seasoned property management leader who thrives on solving challenges, driving performance, and making an immediate impact? AIR Communities is seeking a Traveling Community Manager / Field Operations Support Manager to serve as a key operational resource across our national portfolio.

This highly visible role supports communities experiencing leadership vacancies, leasing challenges, occupancy concerns, new acquisitions, operational transitions, or other critical business needs. As a trusted partner to onsite and regional leadership, you'll step into communities when support is needed most, helping stabilize operations, improve performance, coach teams, and deliver exceptional resident experiences.

This position is ideal for an experienced Community Manager, Multi-Site Manager, or Regional-level professional who enjoys variety, problem-solving, leadership, and extensive travel.

This is a travel-intensive position requiring up to 75% travel (approximately three weeks per month) throughout the year.

A Bit More About What You'll Do
  • Serve as the acting Community Manager for assigned communities, providing leadership and operational oversight during staffing vacancies, transitions, and other critical business situations.
  • Partner with Regional Managers and onsite teams to improve occupancy, leasing performance, resident retention, customer service scores, and overall property performance.
  • Analyze community performance metrics and implement strategic action plans designed to drive leasing activity, increase revenue, and enhance operational efficiency.
  • Provide hands-on coaching, mentoring, and training to community teams, helping develop talent and reinforce AIR's operational standards and best practices.
  • Support communities facing operational hardships, staffing challenges, or performance concerns by quickly assessing needs and executing improvement strategies.
  • Lead onboarding and integration efforts for newly acquired communities joining the AIR portfolio, ensuring seamless implementation of company processes, systems, culture, and service standards.
  • Provide oversight of financial performance, including budgeting, forecasting, expense management, and profitability initiatives.
  • Collaborate with Operations, Service, and Regional leadership teams on property audits, compliance initiatives, and corrective action plans.
  • Serve as a subject matter expert in community operations, leasing excellence, financial management, and team development.
  • Build strong relationships across AIR's portfolio while acting as a culture ambassador and trusted operational partner.

Qualifications

What You Bring:
  • Ability and willingness to travel up to 75% of the time, including extended assignments throughout AIR's portfolio.
  • Easy access to a major airport.
  • Minimum of 5 years of multifamily property management experience.
  • Minimum of 2 years' experience as a Community Manager overseeing day-to-day property operations.
  • Proven success improving occupancy, leasing performance, resident satisfaction, and operational results.
  • Experience managing large, complex, or high-volume communities preferred.
  • Demonstrated ability to lead through change, stabilize operations, and drive results in challenging situations.
  • Outstanding coaching, team-building, and leadership skills with the ability to influence and develop teams across multiple locations.
  • Multi-site supervision or regional support experience strongly preferred.
  • Excellent communication, customer service, problem-solving, and organizational skills.
  • Ability to quickly adapt to new markets, teams, and business environments while maintaining a high level of performance and professionalism.

What We Offer

AIR offers attractive total compensation packages designed to recognize and reward performance including :
  • Expected base salary between $90,000-$110,000 plus target annual bonus. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
