ABOUT THE ROLEReporting to the Manager, Conservation Land Planning, and working closely with the Director, Parks, Lands and Community Engagement on corporate property and legal matters, the Supervisor, Realty and Greenspace Acquisition leads CVC's real estate program and supports the organization's land conservation and greenspace growth objectives.
This position is responsible for leading all land acquisition and disposition activities, including developing and implementing land acquisition strategies, identifying opportunities to expand CVC's conservation land base, and managing complex real estate transactions. The role leads confidential negotiations with landowners, municipalities, developers, and partners, and oversees property acquisitions, dispositions, and associated due diligence processes.
This position is also responsible for the development, negotiation, and administration of property-related agreements, including easements, leases, licenses, and purchase and sale agreements, while coordinating and directing legal counsel as required. The Supervisor also provides strategic oversight of matters affecting lands and interests through the review of development proposals, land use requests, and permissions involving CVC-owned lands.
As a member of the Leadership Team, the Supervisor provides expert advice to senior management and the Board of Directors on real estate, property, and legal matters, including confidential in-camera discussions. This position combines strategic planning, relationship management, negotiation, legal drafting and corporate real estate experience to ensure CVC's land assets are protected, responsibly managed, and aligned with CVC's long-term conservation goals.
QUALIFICATIONS - Bachelor's degree in Environmental Planning, Parks Management, Resource Management, Environmental Studies, Outdoor Recreation, Geography, or related discipline.
- Masters degree in Environmental and Urban Planning, Geography, Recreation and Leisure Studies, or related discipline is considered an asset.
- Designation as Senior Right-of-Way Agent (SR/WA) is considered an asset.
- Valid Class G driver's license in good standing; successful candidate will be required to provide a MTO Driver's Abstract
- 7 years' experience in land acquisition, land management, conservation planning, real estate, law, or related field.
- Experience with land securement and disposition, real estate transactions, land surveys and appraisals, public land management, and greenspace conservation.
- Experience interpreting and applying municipal and provincial land use policies within complex regulatory and approval environments.
- Experience drafting, reviewing and managing legal contract documents and agreements
- Experience negotiating agreements, resolving conflicts, and leading sensitive stakeholder discussions.
- Experience managing relationships with landowners, government agencies, Indigenous communities, municipalities, consultants, and other stakeholders.
- Experience developing and implementing engagement and consultation strategies.
- Experience procuring and managing consultant services and contracts.
- Experience supervising, mentoring, and coaching professional staff.
SUMMARY OF MAJOR TASKS- Lead CVC's real estate program, including the development and implementation of land acquisition and disposition strategies and policies that support the Conservation Areas Strategy and greenspace growth objectives.
- Identify, evaluate, and secure strategic land acquisition opportunities through negotiations, due diligence, funding applications, partnerships, and the administration of complex real estate transactions.
- Maintain corporate land ownership records, property tax programs, and related reporting requirements.
- Oversee CVC's portfolio of easements, leases, licenses, and other property-related agreements, including their negotiation, development, implementation, renewal, compliance monitoring, and risk management.
- Create and manage legal agreements and documents for land transactions, easements, leases and licenses in coordination with external legal counsel
- Provide strategic oversight of CVC land interests through the review of development proposals, infrastructure projects, land use requests, and property-related matters, ensuring the protection of CVC assets and property rights.
- Develop and maintain effective relationships with municipalities, conservation partners, land trusts, government agencies, donors, legal counsel, and other stakeholders, while representing CVC on committees, working groups, and public forums.
- Provide expert advice and recommendations to senior management and the Board of Directors on real estate, property, and legal matters, including the preparation of reports, business cases, and confidential in-camera discussions.
- Supervise, mentor, and support staff while fostering a collaborative team environment, ensuring work plans align with departmental and organizational priorities.
