About the Position

The company is seeking an experienced Construction Superintendent to serve as the field leader for multi-family affordable housing projects. This role is ideal for a construction professional who excels at coordinating complex field operations, maintaining aggressive project schedules, and driving quality and safety performance throughout every phase of construction.

As Superintendent, you will oversee all daily site activities, manage subcontractors and suppliers, ensure work is completed according to plans and specifications, and maintain accountability for production, quality, and safety standards. This is a hands-on leadership role requiring strong field presence, proactive planning, and exceptional communication skills.

Key Responsibilities
  • Lead and coordinate all daily construction activities on-site.
  • Manage subcontractors, suppliers, and field personnel to ensure efficient project execution.
  • Proactively plan 3-6 weeks ahead to identify scheduling challenges, coordinate material deliveries, and maintain production milestones.
  • Conduct daily quality control inspections with a focus on:
    • Framing
    • Waterproofing systems
    • Mechanical, Electrical, and Plumbing (MEP) rough-ins
    • Fire-life-safety requirements
  • Coordinate inspections with city agencies, affordable housing stakeholders, third-party consultants, and green building raters.
  • Enforce project safety standards and maintain OSHA compliance.
  • Conduct regular toolbox safety meetings and promote a culture of accountability and safety awareness.
  • Partner closely with Project Managers and office leadership to ensure successful project delivery.
  • Utilize construction management technology platforms for daily reports, RFIs, scheduling coordination, and photo documentation.

Requirements

Required Qualifications
  • Minimum 5 years of experience as a Superintendent or Assistant Superintendent on high-density, vertical multi-family construction projects.
  • Experience with Type III and Type V wood-frame construction, podium projects, and/or slab-on-grade developments.
  • Proven ability to manage complex project logistics, including tight job sites, crane operations, and overlapping trade activities.
  • Strong understanding of construction sequencing and schedule management.
  • Advanced ability to read and interpret:
    • Architectural drawings
    • Structural plans
    • MEP schematics
    • Civil and grading plans
  • Demonstrated leadership skills with the ability to effectively manage subcontractors and maintain jobsite accountability.
  • Strong communication and collaboration skills with field and office teams.
  • Proficiency with construction technology platforms such as Procore, PlanGrid, or similar software.

Preferred Qualifications
  • Experience working on affordable housing developments.
  • Familiarity with municipal inspections, green building requirements, and agency compliance processes.
  • OSHA certification and additional safety training credentials.
