Position Title: Preconstruction Manager
Location: Dallas, Ashburn, Chicago, Atlanta, San Francisco, Charlotte, OR New York
Your role
This position is responsible for preconstruction support for contemplated development & redevelopment projects across North America. This position will act as a liaison both internally and externally for preconstruction services by interacting with Project Managers, Procurement Team Representatives, Sales Engineers, Clientele, Consultants, Contractors, and Vendors.
What you'll do
Review current standards for cost savings opportunities and better constructability. Support evaluating potential standards changes/updates.
• Review individual project drawing deliverables on select projects for technical content, pricing and constructability.
• Participate and lead cost review meetings with internal stakeholders including members of our acquisitions, portfolio management, sales, design and construction teams. Help explain to various stakeholders how budgets evolve due to internal and external factors.
• Help establish and update budgets for potential development projects across the portfolio. Evaluate cost and constructability implications of incorporating customer driven change requests.
• Follow market trends that impact project budgets. Establish and maintain deep relationships with general contracting partners on the preconstruction side.
• Create in house budgets as well as liaise with general contractor partners on budget developments.
• Provide assistance with any cost related issues that may arise on projects in flight.
What you'll need
Bachelor's Degree from an accredited college or university in a related field.
• 5-7 years minimum experience encompassing the construction or preconstruction of Data Centers and Mission Critical facilities is required.
• Ability to communicate effectively and tactfully with discipline personnel, office staff, and clientele.
• Demonstrated ability to promote and establish teamwork and individual leadership within the discipline.
• Ability to successfully and continuously lead a team of internal and external stakeholders to meet and exceed project, discipline, and business unit goals.
• Extensive knowledge of building codes and construction systems.
• Effective time management and organizational skills; ability to become involved in several projects and remain up to date on the various developmental stages.
• Well-developed analytical and problem-solving skills.
• Demonstrated ability to track market trends by discipline and geographic location.
• A strong understanding and mastery of Microsoft Office, specifically Excel.
Responsibilities
The role is responsible for overseeing risk management, process optimization, and schedule governance across all construction operations. This includes implementing digital solutions to streamline workflows, enhance reporting accuracy, and support collaborative planning efforts. The manager works closely with stakeholders to ensure consistent practices and effective communication, fostering a culture of innovation and continuous improvement. They are expected to lead process improvement initiatives, monitor key performance indicators, and adapt strategies to meet evolving project demands. The role also involves championing new technologies, managing multiple initiatives simultaneously, and ensuring that all projects adhere to organizational standards and timelines.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Business Administration, or related field (Master's preferred)- 7-10 years of progressive management experience in design and construction, ideally with data centers or similar environments- Experience managing multi-country projects and delivering large developments- Proven expertise in construction project management, including digital tools, risk management, automation, and operational optimization- Familiarity with schedule governance, collaborative planning, and workflow optimization- Experience in continuous process improvement and managing KPIs/metrics- Strong understanding of change/gating processes in owner-operator development organizations
