Pay: $74.96/hr

The pay listed is the hourly rate for this position. A specific offer will vary based on applicant's experience, skills, abilities, geographic location, and alignment with market data.

Benefit Information:

This is a Local 39 union position and as such will include union benefits.

Schedule:

Shifts available: Days 7:00am - 5:30 pm, Swing Shift: 3:00 pm - 11:30 pm

Responsibilities

Key Responsibilities (Aligned with CBA Duties 1-18):

1. Operation, Maintenance, and Repairs of Systems:
  • Boilers, heaters, and pumps: Oversee the operation, maintenance, and repair of equipment for steam and heated water distribution, including valves, pumps, and related appurtenances (Duty 1).
  • Refrigeration equipment: Maintain compressors, condensers, evaporators, and expansion valves while ensuring compliance with refrigerant handling regulations (Duty 2).
  • Pumps and brine systems: Repair and maintain pumps used for handling secondary refrigerating liquids and brine systems, along with associated valves and lines (Duty 3).
  • Air compressors and filtration devices: Operate, troubleshoot, and repair air compressors, dryers, and other air control equipment (Duty 4).
  • Natural gas distribution systems: Manage and maintain gas distribution systems, including regulation valves and control devices (Duty 5).
  • Water and plumbing systems: Repair and service water filters, softeners, plumbing fixtures, sinks, toilets, and sprinkler systems as needed (Duties 6 and 13).
  • Electrical systems: Operate, maintain, and diagnose electrical motors, generators, and related control systems, including variable frequency drives (VFDs) (Duties 7-9).
  • Building automation systems: Oversee the operation, maintenance, and repair of building automation systems related to HVAC, lighting, and other controlled mediums (Duty 12).

2. Preventive Maintenance:
  • Develop and implement preventive maintenance schedules to ensure reliable system performance and compliance with all regulatory standards (Duty 1).
  • Perform scheduled inspections, cleaning, and lubrication of mechanical systems, and ensure timely replacements of worn-out parts.

3. Specialized System Oversight:
  • Maintain and repair trash compactors and sump pumps as well as kitchen equipment, excluding tenant-owned devices (Duties 14-15).
  • Oversee testing, maintenance, and repair of life safety systems, including fire alarms, emergency lights, and associated safety mechanisms (Duty 16).

4. Inventory and Documentation:
  • Manage inventory control for maintenance parts, tools, and materials, ensuring adequate supplies for efficient operation (Duty 17).
  • Maintain comprehensive records of system repairs, maintenance activities, and compliance documentation through CMMS tools.

5. Equipment Room Maintenance:
  • Ensure the cleanliness, organization, and overall appearance of equipment rooms, maintaining them to Employer standards (Duty 18).

6. Safety and Compliance:
  • Follow all safety protocols, environmental standards, and Employer policies regarding equipment maintenance and operation.
  • Collaborate with management to meet compliance requirements, including training and adherence to OSHA regulations.

7. MOP/SOP/EOP Management:
  • Assist with the MOP (Method of Procedure), SOP (Standard Operating Procedure), and EOP (Emergency Operating Procedure) program implementation and documentation.


Qualifications

  • Union Membership: Must be a member of Union Local 39 in good standing.
  • EPA 608 Certification: Certified for refrigerant handling, ensuring compliance with environmental and safety standards.
  • Technical Skills: Demonstrated expertise in operating, maintaining, troubleshooting, and repairing building systems, as specified in CBA Duties 1-18.
