Job DescriptionPosition PurposeThis role will support existing real estate analytics, portfolio optimization, remodel planning, capital analysis, and reporting while primarily focusing on standing up and operationalizing new strategic capabilities, including GeoCore and the Initiative Decision Model (IDM). The position will serve as the day-to-day functional lead for GeoCore and a key business partner in implementing and embedding IDM into decision-making processes.
The role will connect Real Estate, Finance, Technology, Data Science, and Analytics teams to translate advanced models and data into clear, actionable recommendations. Success will be measured by adoption, repeatable business processes, trusted outputs, and improved portfolio, initiative, remodel, and capital allocation decisions.
Transformational MandateOperationalize GeoCore and IDM by establishing sustainable processes, governance, data inputs, outputs, documentation, and business rhythms.
Shift the organization from primarily retrospective reporting toward predictive and prescriptive decision support.
Create repeatable workflows that move analytical models from development into day-to-day business use.
Increase adoption of advanced analytics, AI, and automation across Real Estate operations.
Strengthen the connection between Data Science innovation and business execution so model outputs lead to practical decisions and measurable outcomes.
Key Accountabilities - Serve as the day-to-day functional lead for GeoCore, coordinating model runs, scenario development, business interpretation, enhancements, issue resolution, and adoption across Real Estate and Core Retail.
- Partner closely with Data Science to evaluate model performance, validate outputs, define business requirements, prioritize enhancements, and translate results into recommendations.
- Support implementation and operationalization of the Initiative Decision Model, including business requirements, testing, data validation, user workflows, documentation, training, and adoption.
- Embed GeoCore and IDM outputs into portfolio optimization, remodel prioritization, site and market evaluation, initiative assessment, and capital allocation processes.
- Develop decision frameworks, scorecards, dashboards, and performance measures that make complex analysis understandable and actionable for Real Estate, Core Retail, Merchandising and Finance leaders.
- Build and maintain analytical datasets, models, workflows, and reporting solutions using tools such as SQL, Python, Power BI, and Excel.
- Automate recurring analysis and reporting to improve speed, consistency, scalability, and data quality.
- Provide complex financial, real estate, market, competitive, and performance analysis in support of existing business needs.
- Present findings, recommendations, risks, and tradeoffs clearly to business partners and senior leadership.
- Document methodologies, assumptions, controls, and processes to support governance, transparency, and continuity.
Education and Experience - Bachelor's degree in finance, Real Estate, Economics, Statistics, Data Science, Analytics, or a related quantitative field. A master's degree is preferred but not required.
- Five or more years of experience in real estate analytics, financial analysis, market research, data analytics, decision science, or a related field. Relevant advanced education may substitute for a portion of the experience.
- Demonstrated experience translating analytical models or technical outputs into business decisions and operational processes.
- Experience partnering with data scientists, data engineers, technology teams, finance partners, and business leaders.
- Experience supporting model implementation, product adoption, process transformation, or analytics operationalization is strongly preferred.
- Experience in retail, multi-site real estate, capital planning, portfolio strategy, or location analytics is preferred.
Required Skills and Capabilities - Strong financial and analytical skills, including investment evaluation, scenario analysis, forecasting, and performance measurement.
- Demonstrates adoption and utilization of AI tools and agents (e.g., Copilot, Claude, automated workflows) to increase productivity, standardize analytics delivery, and accelerate insight generation across real estate operations and analytics.
- Advanced Excel and working SQL proficiency, plus working knowledge of Python or R and the ability to use AI tools to develop, troubleshoot, and debug scripts for analysis, automation, and model validation.
- Experience developing decision-ready dashboards and reporting in Power BI or a comparable business intelligence platform.
- Working knowledge of predictive modeling, statistical methods, geospatial or location analytics, and model performance concepts.
- Experience using GIS tools and applying geospatial analytics to market, trade area, site, and portfolio decisions preferred.
- Ability to translate between technical and business audiences, challenge assumptions constructively, and explain complex outputs in clear business language.
- Strong process design, requirements gathering, documentation, testing, data validation, and change adoption skills.
- Ability to lead cross-functional work without direct authority and manage multiple priorities with limited supervision.
- Executive-ready communication and presentation skills, including the ability to develop concise recommendations for senior leadership.
