About the role

As a Senior Project Manager, you will lead a large interior fit out project or a larger program consisting of individual, multi-disciplined commercial real estate project solutions for our Financial Services Sector clients, with direct accountability for project delivery.

This is not a remote role and does require availability to work on site in New York from the client offices a minimum of three days per week as well as quarterly travel to project sites outside of the city.

What you'll do
  • Manage all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
  • Interface directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
  • Identify project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to sophisticated request for proposals; completes bid analysis; leads evaluation interviews, recommends resources to clients.
  • Implement communication plans for meetings, written reports and meeting minutes to ensure client and project resources are advised in real time. Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated. Facilitates project meetings.
  • Supervise progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Crafts action plans to meet objectives, budget and schedule.
  • Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to resolve impacts to scope, budget, schedule, quality and risk.
  • Demonstrate ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
  • Other duties as assigned.

What you'll need

Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
  • BS Degree and at least 6 years of related experience and or training is required
  • of industry trends, project management and construction procedures and best practices
  • Ability to work in a fast paced, demanding environment while managing multiple projects and / or programs in varying stages. Class "A" Financial or Professional Services Sector experience is helpful.
  • Proficiency with MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), must be able to complete all administrative tasks associated with the role. The SPM OR is an independent role and will not have support or administrative staff assigned.
  • Ability to work under pressure, meet close deadlines and be on site regularly during project duration and have flexibility to work non-traditional hours at times.
  • Ability to analyze sophisticated information organize and prioritize work while meeting multiple deadlines and develop plans to address identified issues.
  • Strong interpersonal skills, with the ability to self-manage, with strong initiative, is critical to prioritize multiple tasks simultaneously in a robust environment.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $155,000 annually and the maximum salary for this position is $185,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
