Full Job Description
We are seeking a resourceful and engaging Senior Project Manager, responsible for managing the full construction operations of their assigned community.

This includes overseeing the full life cycle of residential construction, Health & Safety, all site operations and project cost control. With direct oversight of the community, the Senior Project Manager ensures all site operations align with safety regulations, site logistic, scope requirements and cleanliness plans. Building and maintaining strong relationships with internal and external team members alike, is essential to the role.

You will Bring
  • 10+ years of related work experience as a Project Manager on commercial and low-rise construction projects
  • Completed post-secondary education in Construction, Engineering or related discipline an asset
  • Comprehensive knowledge of construction documents, drawings, specifications, costs, budgets and current construction practices and methodology


Exceptional Skills Required
  • Ability to communicate clearly and collaborate with multiple stakeholders while understanding & interpreting stakeholder needs
  • Ability to determine a problem's root cause(s), identify short and long-term solutions, anticipate patterns and look beyond the immediate problem, to the wider implications
  • Capable of anticipating constructability issues in moderate to complex situations and creating new solutions in the construction plan and schedule
  • Strong negotiation skills; ability to reach a group consensus with the business' best interest in mind
  • A strong track record of building successful teams and promoting teamwork through motivating and coaching; skilled in facilitation, mentoring, and conflict resolution
  • Regular access to a reliable vehicle with a G Class driving permit


Key Responsibilities

FULL PROJECT LIFE CYCLE MANAGEMENT

  • Manage the project life cycle (Foundation to Closing) per plan
  • Implement cost and safety process improvements using the set forth methodology (reduction of safety hazards, re-work and logistical costs)
  • Forecast 3-6-month resources requirements for the site (crews, staff, tools and equipment)


PROJECT OVERSIGHT & PROGRESS AGAINST TARGETS

  • Support Team Lead and Installation Supervisor escalations (safety, trade & on-site logistics) per stipulated escalation policies
  • Support Team Leads to ensure on-time delivery of output targets


TEAM MANAGEMENT & TRADE RELATIONS

  • Ensure any noncompliance with company policies being addressed per HR standards (attendance, harassment, safety etc.)
  • Confirm all Team Leads and Installation Supervisors have implemented a performance review standard for all staff on site
  • Build and maintain strong and positive trade communication to ensure safe, on-time delivery with quality standards
  • Build and maintain positive relationships with City staff and external agencies
  • Coach and mentor Team Members on continuous improvement


BUDGET, SCHEDULE & QUALITY CONTROL

  • Monitor and action actual spend to budget and find cost saving solutions using Caivan ABIC methodology
  • Identify and investigate areas of variance spending, using Caivan ABIC methodology
  • Monitor, in partnership with Team Leads, actual production to schedule and implement recovery plans/cycle reductions using the methodology
  • Monitor and communicate any changes to scope, schedule or budget to the internal and external Teams


LOGISTICS

  • Oversee site setup, bi-weekly logistics meetings, traffic management, waste management, snow removal and general site coordination
  • Manage site activities with all internal departments and external agencies (ex. gas, hydro, etc.)
  • Monitor alongside Team Leads and Installation Supervisors, progress against Design appointments, Lifts and Roof Ply, complete to ensure on-time delivery per the schedule


Working Conditions

  • The job description implies the performance of repetitive tasks
  • The majority of time is spent on construction sites
  • PPE is required at all times in field settings (steel toes, hard hat, Hi-Vis)
  • Work may involve exposure to weather, noise, dust, and high-risk activities
