Full Job Description
ABOUT THE TEAM

Where you sit.

You'll be joining the Origination stream, the product area responsible for the end-to-end mortgage journey, covering self-serve and advisor-supported application flows, underwriting, decisioning, and funding.

This is a Senior PM role where part of your mandate is to help shape and own your specific substream within origination. You'll work closely with the stream lead, and together you'll define the boundaries of your focus area based on your strengths, the team's needs, and where the biggest opportunities are. It's a rare chance to have real influence over your own scope from day one.

Your closest collaborators will be engineering teams building on Nesto Cloud, mortgage operations and underwriting experts who live inside these processes daily, and the brokers and advisors who depend on these tools to serve clients.

WHAT YOU'LL BE DOING

  • Act as one of the primary origination subject-matter experts for your substream, deeply understanding end-to-end origination processes, regulatory requirements, and operational realities.
  • Define and own the product vision, roadmap, and feature prioritization for your area, ensuring it reflects real-world origination requirements, operational efficiencies, and compliance considerations.
  • Identify and assess the impact of new lending features, regulatory changes, and origination workflow evolutions to help shape product direction and support strategic decisions.
  • Work closely with engineering, design, QA, operations, and compliance to validate designs and proposed solutions, ensuring they align with origination best practices and industry standards.
  • Support the backlog refinement process by prioritizing origination-related epics and stories, balancing customer experience, operational needs, and technical feasibility.
  • Participate in release planning, UAT, and pre-launch readiness to ensure origination use cases are fully supported, edge cases are addressed, and downstream impacts are understood.
  • Conduct research on industry trends, evolving regulations, origination technologies, and competitor approaches, bringing insights to guide product evolution.
  • Create and maintain detailed documentation of origination processes, scenarios, requirements, and system behaviours to support product teams and cross-functional stakeholders.
  • Act as the go-to expert for your origination workflows, answering questions, supporting issue triage, and ensuring the product supports exceptional origination experiences across all lending products.

AI-Augmented Ways of Working

  • Actively use AI tools (Cursor, Claude, Figma AI, Gemini, and others) to accelerate your PM workflow from discovery through delivery: synthesizing research, prototyping ideas, and measuring results.
  • Don't wait for a perfect process to test a hypothesis. Use the tools available to you to get to answers faster, whether that means building a rough prototype, running a quick experiment, or drafting a solution to pressure-test with users before it becomes a roadmap item.
  • Comfortable going beyond traditional PM boundaries when the situation calls for it, the best people here don't hand off and wait, they stay close to the work and use every tool at their disposal to move it forward.
  • Stay ahead of how AI is reshaping mortgage origination and bring informed recommendations to the roadmap.
  • Share what you discover. How you work should make the people around you better.

WHO WE'RE LOOKING FOR

The profile.

  • 5-7+ years of hands-on experience in product management, ideally with exposure to mortgage origination, lending, or a closely adjacent regulated financial services environment.
  • Understanding of end-to-end origination functions from application flows, document collection, underwriting, credit decisioning to compliance checkpoints, and funding processes.
  • Knowledge of regulatory and compliance requirements related to mortgage and consumer lending, including provincial regulations, OSFI guidelines, insurance requirements, and reporting obligations.
  • Experience working with origination platforms, LOS systems, or lending technology, with the ability to translate operational needs into functional system requirements.
  • Demonstrated ability to collaborate effectively with product, engineering, design, operations, compliance, and QA teams.
  • Exceptional problem-solving skills with an ability to anticipate downstream impacts and foresee edge cases in origination workflows.
  • Strong communication skills with the ability to explain complex origination concepts clearly to non-experts in Product and Engineering.
  • Proven, active fluency with AI tools across your PM workflow : discovery, testing, documentation, analysis, and measurement. We will ask you specifically how you use them.

PREFERRED BUT NOT A MUST

  • Experience with other lending products such as HELOC, personal loans, private lending, reverse mortgages, or construction financing.
  • Familiarity with broker and advisor-facing workflows and the nuances of supported versus self-serve client journeys.
  • Exposure to AI or ML-assisted decisioning, document intelligence, or automation in a financial services context.

YOU SHOULDN'T APPLY IF
Be honest with yourself.

  • You're only comfortable in a well-defined product area. This role requires you to help shape your own scope: ambiguity is the starting condition, not an exception.
  • You treat AI tools as a curiosity rather than a daily accelerant.
  • You hand off a PRD and consider your job done. Ownership here runs from discovery all the way through to measuring results in production.
  • You don't thrive in a fast-paced, collaborative, and sometimes ambiguous environment.
  • You are not open to experimentation and continuous improvement.

INTERVIEW PROCESS

How we get to know each other.

  • Recruiter Screen - 30 minutes
  • Discovery Call with Director of Product - 30 minutes
  • Take-home Assignment followed by Presentation and Q&A - 60 minutes
  • Final Stakeholder Interview - 45 minutes

THE REWARD

What you get.

  • The A-Team: Work alongside high-performing talent in product, tech, and the mortgage industry.
  • Accelerated Growth: The slope of your learning curve here will be vertical. You will touch more production systems in one year than you would in five years elsewhere.
  • Top-Tier Coverage: Premium benefits plan fully paid by nesto, including comprehensive insurance and unlimited access to telemedicine and mental health services for you and your family.
  • Rest & Recharge: 4 weeks of vacation to ensure you stay at peak performance.
  • Best-in-Class Tools: Everything you need to execute without friction, including the AI tools that make you faster.
  • Working Framework: The environment that makes you productive and enables real teamwork.
