Full Job Description
Senior HVAC Technician - JLL

The Senior HVAC Technician will oversee the daily operation of the site HVAC, utilities, and site systems. This position has a strong focus on maintaining, troubleshooting, and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) to successfully complete daily/weekly work assignments. Strong mechanical and electrical ability required. Must be willing to work out of trade when necessary to perform other work tasks, assist other crafts and work as a multi-craft mechanic. The individual in this role must be available for on-call work. The position may be called upon to perform other general maintenance and support duties on an as-needed basis.

What your day-to-day will look like:
  • Daily equipment monitoring
  • Escort vendors and ensure they complete work assigned
  • Manage refrigerants in compliance with State and EPA requirements, including maintaining accurate refrigerant usage and inventory records
  • Monitor and make necessary adjustments on heat exchangers, HVAC systems, Chillers, Cooling towers, VAV systems, electrical, emergency backup systems, and hot water systems
  • Maintenance of mechanical and electrical equipment
  • Install and repair plumbing / piping / tubing; wire single and three phase motors; run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching and motor controls.
  • Assist mechanics with major repairs and maintenance of building and equipment
  • Troubleshoot and PM VFD (variable frequency drives) on HVAC units and pumps
  • Perform routine facility repairs, including sheetrock, patching, caulking, painting, lock repair, and piping
  • Must demonstrate the ability to comprehend and recognize all job-related work permits and complete Job Safety Analysis
  • Should be able to estimate costs and order materials
  • Comply with policies for the safe storage, usage, and disposal of hazardous materials
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws
  • Document work performance and materials procurement, as directed
  • Any and all other tasks requested by manager


Required Qualifications:
  • High school diploma or state equivalent
  • 2-4 years of HVAC experience, troubleshooting and PM Maintenance in commercial or industrial environments.
  • Trade license, apprenticeship, or equivalent trade experience vocational certification.
  • Universal certification (Refrigeration).
  • Proficient with computer-based systems and programs, including Computerized Maintenance Management Systems (CMMS), Microsoft Office and Outlook.
  • Must have adequate skills to perform required job functions with minimal supervision.
  • Able to work in a customer service environment interacting with the client.
  • Team player with good interpersonal skills.
  • Fluent in English. Conflict resolution skills. Ability to communicate well in both oral and written reports.
  • Skilled in operating hand and power tools.
  • Subject to 24-hour availability and must be able to work on roof / exterior in all types of weather.
  • Must be able to lift, bend, and move in such a way as to perform job tasks in a safe and approved manner lifting to 50 pounds.
  • Must be able to work off lifts and scaffolds and understand elevated work standards.
  • Must be able to perform work wearing personnel protective equipment. Including but not limited to the following: rain gear, chemical protective clothing, supplied air and air purifying respirators, safety harness, flame retardant coveralls, flash suit with gloves and hood, hard hat, ear plugs, and safety glasses


Preferred Qualifications:
  • Trane system and Vaisala experience a plus
  • Experience with BAS systems


Location:

Onsite - Largo, FL

Work Shift:

Monday to Friday 8:00am to 4:30pm + Overtime + On Call availability

Salary/ Comp:

$41-$46 per hour + x1.5 Overtime
