Team Lead - Ground-Up Construction

The Team Lead is a driven leader who exceeds clients' expectations for project management services. They partner with clients to translate business requirements into world-class action plans and serve as a trusted advisor for long-term strategies. A credible, impactful communicator, they operate with a "no surprise" approach.

Leadership Lead a team of 4-6 Senior Project Managers, providing leadership and direction for integration with the Account Center of Excellence. Create a solution-oriented environment that consistently identifies leading-edge project management practices focused on delivering value to the client while working within account and JLL process requirements. Ensure team optimizes project delivery through thorough oversight and detailed review of project workloads. Provide constructive feedback and hold team accountable to process adherence.

Relationship Management | Client Service Maintain strong working relationships with Corporate Workplace clients and drive the "Trusted Advisory" culture throughout all team levels. Ensure the team fully supports client initiatives, proactively identifies opportunities for improving processes and deliverables, and maintains full compliance with all General Service Agreement requirements. Support highly complex New Store programs including ground-up and interior fit-out projects.

People Management Responsible for end-to-end employee management including hiring, onboarding, leading, developing, and mentoring 4-6 team members. Ensure compliance with HR policies including midyear and year-end reviews. Establish succession plans and career development plans, conduct regular one-on-one coaching meetings, and lead team meetings. Provide accurate data to support resource models and align project manager skill sets with work assignments while balancing project workload. Maintain Vacancy Time to Fill of
Key Performance Indicators Promote high-performance culture by creating opportunities for involvement in Six Sigma, Peer Reviews, and Idea Sharing. Create an environment where direct reports are engaged, understand protocols, and are committed to both corporate and client goals. Manage retail project team scorecard to green status by delivering exceeding scores on all contract KPI metrics. Drive achievement of JLL initiatives and strategies designed to bring long-term benefit to the company and account.

Budget & Schedule Management Proactively manage team to meet or exceed target for proforma expenses. Manage Project Capital and Expense plans, ensuring compliance with construction-in-progress aging. Ensure all project funding processes are followed, including client approval for costs exceeding approved budgets. Provide monthly detailed project budget and schedule reviews for each project manager's projects. Verify that team members maintain pressure on A/E teams to deliver at or improve on standard design milestone durations. Ensure team schedules are reviewed and updated monthly at minimum to recognize and communicate delays early.

Strategy Development | Execution Work with RPL and COE for New Center projects prior to project manager assignment. Oversee procurement and management of project-related resources (A&E, general contractors, direct vendors). Ensure team holds regular project meetings with established agendas and distributes minutes. Provide oversight during negotiation of construction agreement terms and conditions and monitor projects to confirm compliance with specifications.

Education and Experience Bachelor's degree required; master's degree preferred. Ten years of documented, progressive experience in project management with knowledge around property and transaction management. Extensive experience in a client-focused, results/metrics-driven organization; Six Sigma/process improvement experience preferred. Must have experience leading high-performing teams in both local offices and remote locations. Ground-up construction experience required.

Knowledge, Skills, and Abilities Professional designations such as LEED and PMP preferred. Excellent verbal and written communication skills via one-on-one and group interactions, PowerPoint presentations, and email.

Estimated compensation for this position:

125,000.00 - 146,228.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
