Short Description

Bowman has an opportunity for a Right of Way Project Manager to join our team remotely in Tennessee.

Purpose

Execute assigned projects through administrative, technical, and managerial techniques to ensure successful and timely completion within allocated budget.

Responsibilities

Leadership and Direction
  • Receive broad guidance from senior-level management relating to overall key objectives, critical issues, new concepts, and policy matters and general parameters for execution. Manage people and processes to ensure effective execution. Review work produced by staff for quality assurance.

At the Operational and Company Level
  • Assist with the marketing of the firm's capabilities to establish new clients and enhance relationships with existing clients.
  • Coordinate with other internal departments to meet project requirements.

Do the Work
  • Resolve project questions including technical requirements, completion requirements and billing inquiries.
  • Research, review, analyze and title; identify defects and outline curative.
  • Review, prepare, analyze, and interpret all Land and Right-of-Way related agreements, notifications, deeds, easements, leases, permits, and licenses.
  • Serve as liaison between internal and external departments, developers, cities, counties, state agencies, etc., in support of right-of-way activities.
  • Assist Director in securing repeat business from existing clients and identifying new clients.
  • Provide technical assistance in the resolution of design problems including field investigation or inspections, detailed design work, detailed review of design computations done by others and general coordination of design aspects.
  • Review job cost sheets and assist with preparation of monthly billings. Ensure assigned projects stay within budget allocation.
  • Drive the profitability and growth of projects.

Qualifications

  • Bachelor's degree from a four-year college or university, and /or equivalent professional experience required.
  • Industry related right-of-way work experience and/or Project Management Professional (PMP) certification preferred.
  • Seven or more (7+) years of experience in performing aspects of land and right-of-way acquisition, preferred.
  • General knowledge in aspects of right-of-way, including team management, project management, acquisition, title, permitting, budgeting, cost forecasting, operation, due diligence, public relations, community outreach and solid understanding of general regulatory and legal issues.
  • Highly proficient computer skills in various Microsoft applications including Outlook, Word, Excel, and PowerPoint, as well as database systems.
  • Ability to read and interpret construction plan/profiles.
  • Satisfactory driving record as determined by the Company and a current, valid State driver's license.
  • Professional real estate license in applicable state or the ability to obtain one within 3 months (90 days) of hire is required.
  • International Right of Way Association (IRWA) coursework or certification as RWA, RWP or SR/WA preferred.


Salary and eligible variable compensation (if any) commensurate with experience. Range is $86,000-$115,000 and includes a comprehensive benefits package.

Physical Demands and Working Environment

  • Primarily indoor professional office environment which may include bright/dim light, noise, fumes, odors, and traffic.
  • Mobility around an office environment.
  • Frequent and prolonged use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Primarily local travel during the business day, although some out-of-the-area and overnight travel may be required according to the needs of the business.
  • Occasional lifting or carrying up to 20 pounds.

  • Occasional reaching outward or above shoulder.
