The Regional Portfolio Manager is responsible for overseeing the operational, financial, and resident satisfaction performance of a portfolio of multifamily apartment communities. This position provides leadership and direction to on-site property management teams, ensuring properties achieve occupancy, revenue, expense control, resident retention, and compliance goals. The Regional Apartment Community Manager serves as the primary liaison between corporate leadership and on-site teams, driving operational excellence, employee development, and business performance across multiple locations.
RESPONSIBILITIES Portfolio Operations Management - Oversee the day-to-day operations of multiple apartment communities within an assigned region.
- Ensure communities are maintained in accordance with company standards and local regulations.
- Conduct regular property visits and inspections to evaluate operations, curb appeal, maintenance standards, and resident satisfaction.
- Develop and implement operational strategies to improve performance and efficiency.
- Ensure consistent execution of company policies, procedures, and service standards.
Financial Management - Prepare, review, and approve annual operating budgets for assigned communities.
- Analyze financial statements, occupancy trends, delinquency reports, and operating expenses.
- Develop and execute strategies to maximize revenue and control expenses.
- Monitor property performance against budget and key performance indicators (KPIs).
- Provide financial forecasting and performance reporting to senior leadership.
Leadership and Staff Development - Recruit, coach, mentor, and evaluate Community Managers and other key property personnel.
- Provide leadership and support to on-site teams to ensure organizational objectives are met.
- Conduct performance reviews and implement development plans.
- Promote employee engagement, accountability, and continuous improvement.
- Assist with succession planning and talent development initiatives.
Leasing, Marketing, and Occupancy Management - Monitor occupancy, leasing activity, and resident retention metrics.
- Collaborate with marketing teams to develop and implement property-specific marketing strategies.
- Review market conditions and recommend rental rate adjustments.
- Support community managers in achieving leasing and occupancy goals.
- Evaluate competitive market trends and identify opportunities for growth.
Resident Relations - Promote a customer-focused culture across all communities.
- Assist with escalated resident concerns and dispute resolution.
- Monitor resident satisfaction metrics and implement improvement initiatives.
- Support retention programs designed to enhance the resident experience.
Compliance and Risk Management - Ensure compliance with Fair Housing laws, landlord-tenant regulations, company policies, and applicable federal, state, and local requirements.
- Monitor legal matters, property claims, and risk management activities.
- Ensure proper recordkeeping, reporting, and documentation practices.
- Support audits, inspections, and regulatory reviews.
- Oversee emergency preparedness and property safety programs.
Vendor and Capital Project Management - Manage relationships with contractors, service providers, and vendors.
- Evaluate vendor performance and negotiate service agreements when appropriate.
- Oversee property renovations, capital expenditures, and improvement projects.
- Ensure projects are completed on time, within budget, and according to company standards.
Reporting and Strategic Planning - Prepare regular operational, financial, and performance reports for senior leadership.
- Analyze portfolio performance and provide recommendations for improvement.
- Participate in strategic planning, acquisitions, dispositions, and property transitions when applicable.
- Identify opportunities to improve profitability, resident satisfaction, and operational efficiency.
REQUIREMENTS Education and Experience - Bachelor's degree in business administration, Property Management, Real Estate, Finance, or related field preferred.
- Minimum of 5• 7 years of multifamily property management experience required.
- Minimum of 3 years of multi-site or regional management experience preferred.
- Professional certifications such as CAM, CAPS, CPM, ARM, or equivalent preferred.
- Valid driver's license and reliable transportation required.

PHYSICAL REQUIREMENTS Physical Requirements - Ability to travel frequently between multiple apartment communities within an assigned region.
- Ability to operate a motor vehicle safely and maintain a valid driver's license.

- Ability to climb stairs and navigate both occupied and vacant apartment units.
