POSITION: Regional Facilities Director

REPORTS TO: Vice President of Facilities

COMPENSATION: Exempt/ Salaried

LOCATION: On-Site

SUMMARY

The Regional Facilities Director is responsible for overseeing a maintenance team and managing of the maintenance program to entail the implementation of preventive maintenance, training, safety programs, and maintaining quality control for all mechanical, electrical, and plumbing systems for a specified region of Solidago Residential Services.

RESPONSIBILITIES: (Including but not limited to)
  • Responsibleforoverseeingup to 10 communitiesindesignatedregionproperty locations, with a total of30employees.
  • Thisrole willbe responsible foroverseeing the facilitiesmanagementfunctions across multiple locations within a designated regionand willoverseeall maintenance personnel in that region.
  • Preparingand presenting regional reports for senior management.
  • Responsibleguiding toteams tomaintainall property logs and they are up to date such as (poollogs, elevatorcertification, emergency responseplan, lightinglogsSafety meeting log and OSHA logs.
  • Maintainall safetystandardsset forth by the company and ensureall OSHA regulationsarebeing followed.
  • Effectively manage performance for all staff members; train Maintenance Supervisors to manage staff asappropriate.
  • Maintain courtesy and diplomacy with internal/external customers andcolleagues andenforce such behavior with staff.


  • Ensure the teamalways follows policies andprocedures. •
  • Train, coach, and develop employees as needed.
  • Accurately forecast andmaintainbudgetary projections and train on-site Maintenance Supervisors on this.
  • Control operating costs by effectivelyutilizingemployees, equipment, preventative training methods, and forecasting skills.
  • Interview and recommend all maintenance personnel, as well as recommend staff for promotions.
  • Coordinate training for staff not limited to asbestos, lead,mold,and seminars in all aspects of property maintenance, as well as necessary licenses/certifications and continuing education courses.
  • Design,monitor,and enforce preventive maintenance and safety training programs for each property.
  • Develop,implement,and enforce company-wide water incursion monitoring, mold identification,and documentation and abatement programs, as well as development and implementation of bed bug policy/procedures.
  • Providetechnical advice to all maintenance and property management staff as needed.
  • Implement andmonitorenergy savings measures for all properties including annual energy audit.
  • Conduct quarterly inspections ofall residentialproperties in conjunction withtheProperty Manager and report deficiencies totheRegionalPropertyManager.
  • Provide budget input, as needed, to property managers for repairs,maintenance,and capital expenditures.
  • Develop scope, oversee,review,andassistProperty Manager and Maintenance Supervisors on capital improvement projects including finalsign-offontheproject.
  • Evaluate the performance and pricing of contracted work on building equipment and projects as required by the Property Manager.
  • Review drawings and specifications for all new buildings and provide comments and recommendations to Property Managers,Development,and construction.
  • Work with Property Managers to act asaliaison between construction,owners,and management; provide punch lists and recommendations to ensure smooth turnover of new buildings.
  • Develop building standards for new construction as they relate to future maintenance requirements.
  • Inspect buildings for potentialpurchases, oversee due diligence,and provide comments ontheproperty's condition along with recommendations.
  • Providegeneral adviceregardinglocal permits,codes,and industry standards.
  • Create andmonitorthe after-hoursemergency on-call schedules,policies,and procedures.


  • Be available for emergencies that may arise at any property.
  • Work in conjunction withtheRegionalPropertyManager and SVP to administer and enforce company policies and procedures for maintenance personnel.
  • Work withVP,Regional PropertyManagersand Property Managers to ensureall Facilities standards arebeing met.


QUALIFICATIONS
  • Experience within the Residential Building Maintenance field.
  • Mustbe familiar with all building systems and equipmentresponsibilities.
  • CFC Universally Certifiedpreferred.
  • Certified Pool Technicianpreferred.
  • Knowledge ofPropertyManagementSystems,(RealPage, Opstechnology and One-sites) isa plus.


SKILLS AND KNOWLEDGE
  • Excellent computerand system knowledge: literacyin Microsoft suite (MS Word,Excel, SharePoint,OneDrive,and PowerPoint).
  • Must haveworking knowledge of plumbing, HVAC, electrical, elevators, irrigation systemsand be totroubleshootproblemusing metersandbe to readschematics.
  • Mustmaintaina professional appearance anddemeanor.
  • Excellent verbal and written communication skills.
  • Must be able touse andoperatetoolssafely to perform job duties.
  • Organizational skillsarenecessary.

WORK CONDITIONS

You are required to work both inside and outside of the office and in all areas of the residential property, including amenities, and have frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.

PHYSICAL DEMANDS

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the property-both interior and exterior-in varying weather conditions, including rain, snow, heat, and wind.

Team members must be capable of lifting or moving items up to 20 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, property support, or other job-related needs.
