JOB SUMMARY:
As a Regional Director in our Tulsa market, you will assume responsibility for the overall management and performance of a designated region's portfolio. You will oversee the Property Managers and site teams. Listen to, counsel and resolve personnel issues, as well as residential problems, to the best of your ability. Explore ideas to increase income and decrease/maintain expenses at site, maintaining budget control, reports and general operations of the properties.
SUPERVISORY RESPONSIBILITIES:
- Provide leadership, guidance, and support to Property Managers and their teams, promoting a culture of accountability, teamwork, and continuous improvement.
- Enforce company rules and procedures.
- Must have a functioning smartphone for on-site app usage and work related communication.
- Oversee capital projects.
- Conduct weekly manager meetings.
PRIMARY DUTIES AND ACTIVITIES:
- Budget Control: Monitor / Assist of property budgets; Explore ideas to increase income and decrease/maintain expenses at site.
- Oversee Site Teams: Provide back-up support for the manager and team. Communicate regularly, and approve various reports and projects. Assists property manager by investigating and resolving tenant complaints; planning renovations; contracting with landscaping extras and emergency snow removal services.
- Assist in the negotiations of contracts with vendors.
- Owners: Works along with owners to keep them informed of the properties performance. Answers questions, and offers suggestions to improve the site.
- Accountability: Ensure Managers are held accountable for property performance and staffing. Ensure all aspects of the business are being maintained by Managers.
- Staff Recruitment: Work with and aide in the process of Interviewing, Hiring, and Training needs of managerial staff in regional properties.
- Additional duties as deemed necessary by supervisor.

EDUCATION AND EXPERIENCE:
- Minimum 2 years experience as a Property Manager or Regional.
- College degree preferred.
- Must eventually acquire CAM designation.
WORKING CONDITIONS:
- Saturdays or evening could be required.
- Must be available 24/7 for emergencies.
- Able to travel using your own personal vehicle.
