Full Job Description
LBPM+Fairgrove is seeking an experienced, hands-on Regional Director to lead the day-to-day operations of a portfolio of residential properties across Southern California. The Regional Director manages a portfolio of properties across a designated region, ensuring financial success, operational efficiency, and strategic growth. This role is responsible for implementing company strategies to drive performance and meet organizational goals. Additionally, the role focuses on building and maintaining a collaborative and supportive work environment, encouraging teamwork, and aligning team efforts to consistently achieve and surpass business objectives.

Full-Time Salary Position

Compensation: $150,000-$175,000 annually plus annual bonus

Responsibilities:
  • Assume operational responsibility for a portfolio of approximately 4,000-5,000 units.
  • Candidates must have one of the following:
    • 3,000+ units of direct experience managing scattered-site multifamily portfolios, or
    • 4,000-5,000 units of experience overseeing a large multi-site multifamily portfolio.


Requirements

Operational Performance
  • Ensure properties within the assigned portfolio achieve or exceed financial goals, including net
  • operating income (NOI), occupancy rates, and revenue targets.
  • Monitor and analyze key performance indicators (KPIs), such as rent growth, lease renewals,
  • and expense management, providing actionable insights to teams.
  • Conduct regular property visits to evaluate operations, identify opportunities for improvement,
  • and provide strategic support to onsite teams.
  • Oversee operational efficiency, ensuring timely resolution of property issues and execution of
  • company initiatives.

Leadership & Team Development
  • Recruit, mentor, and develop Property Managers and onsite staff to build high-performing, goaloriented teams.
  • Conduct regular one-on-one meetings, team training sessions, and leadership workshops to
  • align with company goals and promote professional growth.
  • Provide continuous coaching and performance feedback to foster accountability and clarity of
  • expectations.
  • Champion a culture of inclusivity, collaboration, and operational excellence across the portfolio.
  • Policy & Compliance
  • Implement and enforce company policies, procedures, and best practices to ensure operational
  • consistency and compliance.
  • Ensure adherence to Fair Housing laws, safety regulations, and property standards.
  • Lead the implementation of new company initiatives, including technology adoption,
  • sustainability efforts, and process improvements.

Strategic Planning & Execution
  • Collaborate with leadership to develop annual budgets, strategic plans, and operational
  • objectives for the assigned portfolio.
  • Analyze market trends and identify opportunities for revenue growth and cost savings.
  • Support the planning and execution of capital improvement projects and other strategic
  • initiatives to enhance property value.

Qualifications
  • Education: Bachelor's degree in Business, Real Estate, or a related field, or equivalent
  • experience.
  • Experience: 10+ years of progressive leadership experience in multi-site property management,
  • with a strong track record of managing large teams and delivering results.
  • Experience in third-party property management is preferred.

Skills:
  • Strong operational and financial acumen, with the ability to analyze complex data and
  • drive results.
  • Excellent leadership, communication, and team-building skills.
  • Proficient in Microsoft Office 365 and property management software (e.g., AppFolio).

Requirements:
  • Valid driver's license with a clean driving record.
  • Dependable transportation for regular travel within the portfolio
