Purchasing Director - Scope of Work Job Summary: As a Purchasing Director, you will leverage your deep knowledge of the Texas residential construction market and strong trade partner relationships to drive strategic sourcing and procurement initiatives. You will negotiate competitive pricing, lead budgeting and cost management efforts, and ensure procurement goals are met. Additionally, you will oversee purchasing operations, identify opportunities for operational improvement, and lead a team of purchasing agents while fostering a culture of collaboration, accountability, and continuous development.
Duties/Responsibilities:Trade Relations
- Develop and maintain strong, mutually beneficial relationships with trade partners and suppliers.
- Negotiate and secure competitive pricing and favorable terms for materials and services.
- Conduct quarterly reviews with key vendors to ensure quality, reliability, and alignment with company goals.
- Address and resolve vendor disputes or performance issues promptly.
Budgeting and Cost Management
- Lead the development of WBS approved purchasing budget goals
- Analyze and monitor procurement expenditures to identify cost-saving opportunities without compromising quality.
- Track budget adherence monthly, with corrective measures implemented for any deviations.
Purchasing Operations:
- Oversee local procurement processes, including vendor selection, bid evaluations, and contract negotiations.
- Standardize and improve upon existing purchasing procedures to ensure consistency and compliance with company policies.
Operational Improvements
- Identify and implement process improvements to streamline purchasing operations at the corporate and divisional levels.
- Collaborate with construction and design teams to align procurement timelines with project schedules.
- Analyze data and trends to forecast material needs and reduce overstock or delays.
Team Leadership and Development
- Lead, mentor, and develop the purchasing agent team, fostering a culture of collaboration and innovations.
- Set clear expectations and performance goals for team members, conducting regular reviews and providing feedback.
- Promote cross-departmental communication and integration to support organizational objectives.

Qualifications:- High School Diploma or GED required.
- Minimum of 4 years of experience in management of purchasing team.
- Strong understanding of purchasing processes and techniques.
- Excellent leadership, communication, and interpersonal skills.
- Proficiency in project management software and Microsoft Office Suite.
- Ability to manage multiple projects simultaneously and prioritize tasks effectively.
- Knowledge of building codes, regulations, and safety standards.
Essential Functions:- Report to the Community daily to adhere to typical schedule, Monday through Friday, that can include weekends, holidays, and after hours as requested.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Excellent organization, coordination, and project management skills.
- Lift or move items up to 25 pounds.
- Ability to walk, sit or stand for long periods of time.
- Reliable transportation that meets job responsibilities
- Valid Texas Driver's License
- Maintain at least minimum car insurance required by Texas law
- Ability to communicate effectively through written and verbal communication in English.
