Full Job Description
PROPERTY MANAGER

Position Overview

Rockhill Management, L.L.C. ("Rockhill") is searching for a Property Manager to join the property management team to assist in the management of reporting and processes for a group of industrial assets in various markets. The position will include interfacing with tenants, vendors, and senior management within the organization. The position will support a growing portfolio of dynamic assets and will report to the General Manager overseeing the portfolio.

Responsibilities
  • Ensure compliance with property management policies and procedures, codes, regulations, and governmental agency directives
  • Assist General Manager with all facets of building operations and construction
  • Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for specific assets
  • Assist with developing operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
  • Bid, negotiate, and manage conformity with vendor contracts in accordance with company requirements
  • Accurately abstract all property leases in lease administration software
  • Maintain interface with accounting team to ensure total contract compliance, including preparation of accurate and timely reporting
  • Management and oversight of accounts payable and receivables processes
  • Obtain certificates of insurance and track coverage compliance of vendors and tenants, including understanding of requirements in leases and vendor contracts in the event of discrepancies
  • Assist with data collection for industry sustainability initiatives, including coordinating with tenants, vendors, and utility providers
  • Work with the management team on planning and coordinating tenant relations events
  • Maintain and update contract matrices for the portfolio to track expiration dates and rebidding schedules
  • Provide oversight on all tenant and building construction work to ensure timely and accurate completion and tracking of all construction work at properties.
  • Participate in team meetings and ensure effective communication between property management team members in order to achieve company's goals and objectives
  • Provide and foster positive relationships with tenants and key stakeholders in other departments


Qualifications
  • BS/BA education level or higher
  • 5+ years of real estate property management or related experience
  • Excellent written and oral communication skills
  • Ability to use discretion and a high level of professionalism
  • Self-starter that will see projects through completion
  • Real estate accounting/financial knowledge
  • Experience in MRI/Nexus/Kardin or other similar real estate accounting systems
  • Demonstrated ability to multitask and work independently


Location: The position is based primarily in Boston, MA.

Annual Salary Range: $100,000 - $130,000.
