POSITION: Property Manager

LOCATION: Tampa, FL (Brandon Exchange)

POSITION DESCRIPTION:

Brandon Exchange is one of Florida's premier retail destinations, comprising approximately 1.15 million square feet of retail space and serving as a cornerstone asset within the Tampa market. Strategically located at the intersection of Interstate 75, State Road 60 and the Selmon Expressway, Brandon Exchange attracts some of the strongest foot traffic in the region and is home to leading national retailers, restaurants and entertainment concepts.

NADG is seeking a Property Manager (General Manager) to lead the day-to-day operations of this flagship asset. This is an exceptional opportunity for a high-performing retail property management professional who is ready to take the next step in their career and play a meaningful role in the continued growth and evolution of one of the region's most successful shopping centers.

Reporting to the Vice President, Property Management, U.S., the successful candidate will provide leadership across all aspects of property operations while working closely with leasing, facilities, accounting, asset management, construction and external stakeholders.

The ideal candidate brings experience managing large-scale retail assets, with enclosed mall experience considered a strong asset. Candidates with a proven track record leading complex retail or high-volume commercial properties are encouraged to apply. They will be a collaborative, hands-on leader who excels at building relationships, driving operational excellence, and balancing strategic initiatives with the day-to-day demands of operating a premier retail destination.

RESPONSIBILITIES:
  • Lead the day-to-day operation of Brandon Exchange, ensuring the asset is maintained and operated to the highest standards.
  • Lead a team of security, housekeeping, maintenance and operations professionals while establishing performance standards, accountability measures and service expectations consistent with a premier regional mall environment.
  • Partner closely with leasing teams to support tenant success, occupancy objectives and the overall performance of the property.
  • Oversee temporary leasing, RMU and kiosk programs, including merchandising strategy, vendor relationships, contract administration, and revenue generation opportunities.
  • Lead property marketing initiatives, retailer promotions, community events, sponsorship programs, and customer experience initiatives designed to increase traffic, tenant sales, and overall asset performance.
  • Develop and manage annual operating budgets, forecasts, capital plans and business plans.
  • Monitor financial performance, identify opportunities for value creation and implement initiatives that drive operational efficiency and asset performance.
  • Oversee capital improvement projects from planning through execution, including vendor selection, budgeting, scheduling and stakeholder communication.
  • Build and maintain strong relationships with tenants, contractors, service providers, community stakeholders and ownership partners.
  • Prepare and deliver presentations, reports and recommendations to senior leadership and institutional partners.
  • Ensure compliance with all applicable codes, regulations, policies and risk management requirements.
  • Identify opportunities to enhance customer experience, improve property operations and support the long-term success of the asset.
  • Act as a visible leader on the property, balancing strategic responsibilities with a hands-on approach to operations.


QUALIFICATIONS & SKILLS:
  • Minimum 7 years of progressive experience within the retail real estate industry.
  • Experience operating an enclosed regional mall is preferred.
  • Leadership role within a major retail environment as a Property Manager, Assistant General Manager, Senior Assistant Property Manager or similar.
  • Demonstrated experience leading and developing cross-functional teams.
  • Direct experience leading operational service teams - including security, housekeeping, maintenance and operations - in a high-traffic retail or public-assembly environment.
  • Strong financial acumen, including budgeting, forecasting, variance analysis and business planning.
  • Working knowledge of lease administration, CAM reconciliations and recovery structures.
  • Experience overseeing capital projects and major property initiatives.
  • Experience developing and executing marketing, promotional, sponsorship and specialty leasing (RMU and kiosk) programs that drive traffic, tenant sales and ancillary revenue.
  • Proven ability to build relationships with tenants, service providers and business partners.
  • Excellent communication, presentation and interpersonal skills.
  • Ability to think strategically while remaining actively involved in daily operations.
  • Strong problem-solving and decision-making abilities.
  • Proficiency with property management and accounting systems (e.g., Yardi or MRI) and Microsoft Office applications.
