Key Responsibilities- Provide overall leadership and accountability for daily operations of a 216-unit apartment community
- Lead the final phase of property stabilization, converting operational gains into sustained, long-term performance
- Drive leasing velocity, resident retention, and occupancy through disciplined execution and team accountability
- Develop, manage, and control operating budgets; analyze financial performance and implement corrective actions as needed
- Oversee maintenance operations and capital initiatives to ensure asset preservation, curb appeal, and on-time project completion
- Recruit, develop, and lead on-site team members with clear expectations and a culture of ownership and professionalism
- Serve as the primary point of contact for residents, maintaining consistent, transparent, and professional communication
- Identify and implement process improvements that enhance efficiency, service delivery, and sustained asset performance
What Success Looks LikeWithin your first 90 days, you've assessed the team, owned the numbers, and have a clear plan. By month six, occupancy is at or above 95%, delinquency is consistently under 5%, and the property is operating on budget.
