About the Position

The company is seeking an experienced Project Manager to lead multi-family affordable housing projects from pre-construction through handover. This is an outstanding opportunity for a construction professional who enjoys taking ownership of projects, leading diverse teams, and driving successful outcomes while benefiting from the stability and support of an established developer-builder organization.

As the Project Manager, you will be responsible for overseeing all aspects of project execution, including budgeting, scheduling, subcontractor management, compliance, and stakeholder coordination. You will serve as the central point of communication between development teams, design consultants, municipal agencies, and field operations to ensure projects are delivered safely, on time, and within budget.

Key Responsibilities
  • Lead high-density multi-family construction projects from initial buyout and scheduling through final inspections and project closeout.
  • Develop and maintain project schedules while proactively identifying and mitigating potential risks and delays.
  • Manage all financial aspects of assigned projects, including budgeting, forecasting, buyouts, monthly draws, and subcontractor change orders.
  • Oversee subcontractor procurement, contract administration, performance management, and coordination.
  • Ensure compliance with affordable housing regulations and funding requirements, including LIHTC, HUD, prevailing wage, and related programs when applicable.
  • Serve as the primary liaison between development teams, architects, engineers, municipal officials, consultants, and field superintendents.
  • Monitor project quality, safety, documentation, and overall performance throughout the construction lifecycle.
  • Prepare and deliver regular project status updates, financial reports, and risk assessments to leadership.

Requirements

Required Qualifications
  • 5+ years of experience managing multi-family or commercial vertical construction projects.
  • Strong understanding of high-density wood-frame construction (Type III/V), podium construction, and urban infill site logistics.
  • Proven expertise in project budgeting, cost controls, forecasting, contract negotiations, and schedule management.
  • Strong leadership, communication, and stakeholder management skills.
  • Proficiency with construction management software such as Procore, Microsoft Project, Sage, or similar platforms.

Preferred Qualifications
  • Experience managing affordable housing developments.
  • Familiarity with LIHTC, HUD, prevailing wage, and other affordable housing compliance requirements.
  • Experience working within an integrated developer-builder environment.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline.
