THE ROLE
The Project Manager I manages defined scopes of work on active ground-up projects under the direction of a Senior Project Manager.
You own your trades end to end - procurement through closeout. That means requisitions, submittals, change orders, trade
coordination, and keeping the SPM and Superintendent connected on field constraints and schedule status.
This is not a support role. You are accountable for the accuracy and completeness of everything that comes out of your scope -
including the work of any APMs under you. You are expected to make decisions within your authority, flag what falls outside it, and
close your own action items.
WHAT YOU'LL DO
• Manage assigned trades through procurement, coordination,
execution, and closeout under SPM guidance
• Prepare and review monthly requisitions for assigned trades,
verifying progress quantities and supporting documentation
• Review submittals and shop drawings for conformity with
design intent and coordination with other trades
• Coordinate assigned trades among themselves and with
adjacent scopes managed by other PMs
• Maintain change event and change order logs for assigned
scopes; assist with pricing and documentation
• Communicate field progress and constraints to the SPM and
Superintendent to support schedule updates
• Lead trade and consultant meetings as delegated; ensure
timely closure of action items
• Mentor APMs assigned to the same scopes, reinforcing
consistency and accuracy in documentation
WHAT WE'RE LOOKING FOR
• 4-6 years of progressive construction management
experience in New York City
• Ground-up multifamily or mixed-use project experience
preferred
• Bachelor's degree in Construction Management, Engineering,
or related field required
• Proficiency in Procore, Asana, MS Project, Bluebeam, and
Sage Intacct
• Solid understanding of drawings, specs, and trade interactions
• Current NYC SST card required
• NYC DOB Construction Superintendent credential preferred;
required for advancement
COMPENSATION
$125,000-$145,000 annually, commensurate with experience.
