Project ManagerThe Project Manager (PM) manages a group of projects and delivers exceptional results. The PM ensures Gulf Bay's expectations, project objectives, and budgetary guidelines are met or exceeded.
Overall Focus- Manage project activities including contract administration, change orders, submittals, scheduling, procurement, financial management, and closeout to ensure safe, timely, on-budget, high-quality project delivery.
- Drive project performance to meet or exceed margin goals through effective management.
- Maintain a strong focus on meeting and exceeding project requirements and expectations.
- Review and analyze bids to ensure budget and schedule compliance.
Pre-Job Planning- Support Estimating in maintaining competitive participation across all trades.
- Identify contract requirements and report potential exposures to senior management.
- Oversee pre-qualification and bid evaluation of consultants, contractors, and vendors; support final selection.
- Evaluate risks and incorporate them into contingency forecasts.
Project Management- Maintain all Project Logs, including Change Management, Buyout, Contracts, Procurement, Submittals, RFIs, Safety, and Schedule.
- Partner with Superintendents and Estimators, to develop clear, accurate Scopes of Work based on detailed document review.
- Implement a structured purchasing process to avoid inefficient "just-in-time" procurement.
- Ensure timely buyout by aligning resources with purchasing schedules.
Schedule Management- Develop a clear, accurate baseline Contract Schedule with minimal revisions to original logic.
- Track schedule impacts and changes to proactively manage and prevent delays.
- Focus on critical path activities to avoid non-excusable delays.
- Provide monthly written schedule updates to senior management per contract requirements.
- Take decisive action with subcontractors impacting schedule performance.
- Maintain buyout and procurement schedules.
Risk Management- Execute buyout to support workflow continuity while minimizing financial, contractual, bonding, and insurance risks.
- Secure Change Order authorization prior to proceeding with any changes.
- Act immediately on non-performing subcontractors that may impact the project.
- Ensure submittals and shop drawings are reviewed and approved within contract timelines.
- Promote a zero-accident safety culture and ensure safe jobsite execution.
- Maintain a structured risk management process and train the Project Team on mitigation practices.
Change Order Management- Fully utilize project management software to track all Proposed Change Orders (PCOs), including in-scope and out-of-scope items.
- Monitor Contract Allowances and issue Change Order Requests (CORs) when overruns are anticipated.
- Track field directives and backcharges in Expedition for monthly processing.
Financial Management- Support development of project strategies that maximize profitability.
- Achieve or exceed profitability targets established by the project strategy.
- Manage project cash flow to maintain a strong financial position for Gulf Bay.
- Develop an effective Schedule of Values to support cash flow.
- Review subcontractor SOVs to prevent overpayment.
- Review subcontractor and vendor requisitions to prevent payment of unsigned or unfunded change orders.
- Produce accurate percent-complete projections for financial reporting.
- Review subcontractor invoices prior to payment to resolve deficiencies promptly.
- Prepare and submit Cost to Complete forecasts per the Forecasting Calendar.
- Track field directive and backcharge costs for forecasting.
Project Closeout- Establish a closeout plan early, including collection, review, and packaging of all required closeout documentation.
Meeting Management- Conduct meetings to review contract logs and identify risks, exposures, and issues.
- Manage meetings efficiently with clear agendas, focus, and adherence to time limits.
Subcontractor Relationships- Maintain a "Firm but Fair" approach with subcontractors.
- Promote organization, accountability, and professionalism.
- Address non-performance immediately to protect schedule and project outcomes.
Quality Management- Establish and enforce clear quality expectations throughout the project.
- Track deficiencies and ensure timely resolution.
- Require mock-ups to establish and confirm quality standards.
Qualifications- Bachelor's degree in Construction, Engineering, or related discipline, plus a minimum of 8 years of experience, or equivalent combination of education, training, and experience.
- Strong knowledge of construction costs, scheduling, estimating, purchasing, engineering principles, and accounting principles.
- Proficiency with construction management software, scheduling tools, and Microsoft Office Suite.
- Strong written and verbal communication skills.
