Full Job Description
We are hiring an experienced Project Manager / Estimator to manage roofing, waterproofing, deck coating, exterior restoration, and tenant improvement projects from initial evaluation through final closeout.

We are specifically looking for someone who can walk a project, identify the required scope, prepare accurate labor and material pricing, present the proposal, secure the contract, and manage successful field execution.

This is not a desk-only Project Manager or estimating-support position. The person hired will take direct responsibility for clients, project schedules, crews, subcontractors, budgets, change orders, and profitability.

The role also includes business development. While the company provides incoming opportunities, you must be comfortable building relationships with property managers, HOA communities, general contractors, commercial property owners, and referral partners.

Responsibilities
  • Perform job walks, field measurements, and existing-condition assessments
  • Estimate roofing, waterproofing, deck coating, balcony repair, exterior restoration, and tenant improvement projects
  • Develop labor, material, equipment, and subcontractor pricing
  • Prepare proposals, scopes of work, exclusions, clarifications, and pricing options
  • Present proposals, negotiate terms, follow up, and secure profitable contracts
  • Manage awarded projects from planning and mobilization through punch list and closeout
  • Coordinate Superintendents, crew leaders, subcontractors, vendors, materials, schedules, and change orders
  • Visit active jobsites to monitor safety, quality, staffing, production, and client expectations
  • Build relationships with property managers, HOA representatives, general contractors, and commercial clients
  • Track proposals, awarded revenue, project costs, profitability, and active sales opportunities

Requirements
  • 8+ years of experience in roofing, waterproofing, deck coating, exterior restoration, building repair, or related construction work
  • Proven ability to independently estimate, sell, manage, and close out projects
  • Strong knowledge of reroofing, leak remediation, waterproofing systems, balcony and deck repairs, coatings, and exterior building restoration
  • Experience preparing detailed labor, material, equipment, and subcontractor pricing
  • Experience working with multifamily, HOA, commercial, or property management clients
  • Strong understanding of project scheduling, budgeting, field production, change orders, and profitability
  • Ability to manage multiple crews, subcontractors, vendors, clients, and active jobsites
  • Strong communication, negotiation, organization, follow-up, and problem-solving skills
  • Ability to take full accountability for project execution, client satisfaction, and financial results
