Position DescriptionKorsmo Construction is looking for a
Preconstruction Manager in our Tacoma office.
The
Preconstruction Manager's primary role is to lead and support the preconstruction teams on individual projects . The ability to build rapport and respect with the client is critical to this role. This position reports to the Sr. Preconstruction Manager but success is critically dependent on this individual's abilities to lead, communicate, and build consensus with the owner, architects, engineers, and subcontractors.
The position is fulltime (40 hours), and the salary range is $150k to $170k per year depending on experience.
Essential Duties and ResponsibilitiesInclude the following. Other duties, responsibilities, and activities may change or be assigned at any time with or without notice.
- Manage the Preconstruction process on assigned projects
- Create and manage the project schedule through preconstruction
- Manage the project budget through preconstruction
- Manage the development of the project cost model during conceptual and schematic design
- Develop and communicate the preconstruction work plan
- Lead and support preconstruction activities including estimating, value engineering, and client relationships
- Manage the project risk management and inform upper management of issues when necessary
- Review estimates, including general conditions, to ensure they are complete and reflect our full understanding of the scope of work
- Lead and perform value engineering and constructability reviews
- Lead the transition and turnover of the preconstruction information to the project's PM and Superintendent
- Interact and manage positive client and design partner relationships
- Resolve disputes as necessary within assigned authorization limits
- Participate in RFP's, project interviews and other project proposals requiring preconstruction
- All other duties as assigned by project leadership.

Position RequirementsPosition requires a bachelor's degree in construction management or related field, 10-15 years as a GC including the roles of Project Manager and/or Estimator or equivalent combination of education and experience. Must have demonstrated leadership abilities, communication, time management, and organizational skills as well as the ability to build respect and speak effectively to executive level client management. Must have competency in MS Windows as well as MS Office365.
