Full Job Description
We are seeking an experienced Preconstruction Manager to lead the planning and estimating efforts for commercial construction projects throughout the Kansas City metro area. This role is responsible for managing all phases of preconstruction, including estimating, budgeting, design coordination, procurement planning, value engineering, and project planning from initial pursuit through handoff to operations.

The ideal candidate has a strong background in commercial estimating and preconstruction, excels at building relationships with clients and design teams, and is committed to delivering accurate budgets and well-planned projects that position field teams for success.
Responsibilities
  • Lead the preconstruction process from project pursuit through turnover to the operations team.
  • Develop conceptual estimates, detailed cost estimates, budgets, and pricing throughout each phase of design.
  • Review architectural, structural, civil, and MEP drawings, specifications, contracts, and project documents for completeness and constructability.
  • Perform value engineering and constructability reviews to improve project efficiency and cost performance.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and vendors during design development.
  • Prepare bid packages, solicit subcontractor pricing, evaluate proposals, and level bids.
  • Identify scope gaps, budget risks, scheduling concerns, and procurement challenges early in the project lifecycle.
  • Support project scheduling, logistics planning, procurement strategies, and project phasing.
  • Collaborate with Project Managers and field leadership to ensure a seamless transition from preconstruction into construction.
  • Build and maintain strong relationships with clients, trade partners, and design professionals.
  • Help improve estimating standards, preconstruction processes, and departmental best practices.

Requirements
  • 5+ years of preconstruction or commercial estimating experience required.
  • 10+ years of commercial construction industry experience preferred.
  • Strong background in commercial estimating, conceptual pricing, budgeting, and cost management.
  • Experience delivering projects through design-build, CMAR, negotiated, hard bid, and select bid delivery methods.
  • Ability to interpret construction drawings, specifications, contracts, and technical documentation.
  • Experience preparing bid packages and managing subcontractor and supplier pricing.
  • Knowledge of constructability analysis, value engineering, procurement planning, and project logistics.
  • Excellent leadership, communication, organizational, and relationship-building skills.
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Must be located in or able to reliably commute to Lenexa, Kansas, or the greater Kansas City metropolitan area.
