Full Job Description
We are seeking an experienced Preconstruction Manager to lead the planning, estimating, and budgeting efforts for commercial construction projects throughout the Kansas City metropolitan area. This role is responsible for overseeing the entire preconstruction process, from initial pursuit through project handoff, ensuring projects are thoroughly planned, accurately budgeted, and positioned for successful execution.

The ideal candidate has a strong background in commercial estimating and preconstruction, excels at collaborating with clients and design teams, and is passionate about delivering accurate budgets, value engineering solutions, and well-coordinated project plans.
Responsibilities
  • Lead the preconstruction process from project pursuit through turnover to the operations team.
  • Develop conceptual estimates, detailed cost estimates, budgets, and pricing throughout each phase of design.
  • Review architectural, structural, civil, MEP, and other construction documents for completeness, constructability, and cost impacts.
  • Perform value engineering and constructability analyses to improve project efficiency and budget performance.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and suppliers during design development.
  • Prepare bid packages, solicit subcontractor and vendor pricing, evaluate proposals, and perform bid leveling.
  • Identify scope gaps, budget risks, procurement challenges, and scheduling concerns early in the project lifecycle.
  • Support project scheduling, logistics planning, procurement strategies, and construction phasing.
  • Collaborate with Project Managers and field leadership to ensure a seamless transition from preconstruction into construction.
  • Build and maintain strong relationships with clients, trade partners, and design professionals.
  • Help improve estimating standards, preconstruction processes, and departmental best practices.

Requirements
  • 5+ years of preconstruction management or commercial estimating experience.
  • 10+ years of commercial construction industry experience is preferred.
  • Strong background in commercial estimating, conceptual pricing, budgeting, cost management, and value engineering.
  • Experience delivering projects through Design-Build, CMAR, negotiated, hard bid, and select bid delivery methods.
  • Ability to read and interpret construction drawings, specifications, contracts, and technical documentation.
  • Experience preparing bid packages and managing subcontractor and supplier pricing.
  • Knowledge of constructability reviews, procurement planning, project logistics, and scheduling.
  • Proficiency with estimating software, Microsoft Office, and construction management platforms.
  • Excellent leadership, communication, organizational, negotiation, and relationship-building skills.
  • Ability to manage multiple projects in a fast-paced environment while meeting critical deadlines.
  • Must be located in or able to reliably commute to Lenexa, Kansas, or the greater Kansas City metropolitan area.
