Healthcare Realty (NYSE:HR), a real estate investment trust that owns, manages and develops medical real estate throughout the country, is recruiting for an experienced, full-time on-site Portfolio Engineer for several medical office buildings in the Lower Westchester County NY/Southern Fairfield County, CT. The Portfolio Engineer is responsible for the overall engineering operations, maintenance, and reliability of multiple properties within an assigned portfolio. This position provides technical leadership while managing engineering staff, overseeing building systems, supporting capital projects, and ensuring all facilities operate safely, efficiently. The Portfolio Engineer serves as the primary liaison between Engineering, Property Management, and Project Management, ensuring operational excellence, preventative maintenance, regulatory compliance, and superior tenant service.

Job responsibilities include:

Essential Responsibilities

Engineering & Technical Support
  • Provide engineering support for multiple facilities within the assigned portfolio.
  • Serve as the subject matter expert for HVAC, electrical, plumbing, mechanical, building automation, and life safety systems.
  • Troubleshoot complex building system issues and recommend long-term solutions.
  • Develop engineering standards, specifications, and best practices.
  • Review engineering studies, reports, drawings, and technical documentation.
  • Evaluate the condition and performance of building infrastructure and critical equipment.
  • Assist in developing capital replacement plans.
  • Identify opportunities to improve equipment reliability and operational efficiency.
  • Support preventive and predictive maintenance strategies.
  • Coordinate with engineers, contractors, and consultants.
  • Assist with emergency preparedness and business continuity initiatives.
  • Vendor & Contractor Management
  • Review contractor proposals and engineering recommendations.
  • Monitor quality of work and adherence to specifications.
  • Assist with contract development and selection.


Knowledge & Skills
  • Strong knowledge of HVAC, electrical, plumbing, mechanical, and building automation systems to include Gas fired warm water boilers, loops, attached pumps, expansion tanks, VAV's and assorted warm water heating appliances. Condenser water loops, attached pumps and water towers, heat exchangers for medium transfer, water sourced heat pumps.
  • Understanding of facility operations and maintenance best practices.
  • Excellent written and verbal communication skills.
  • Experience with CMMS and computerized asset management systems.
  • Familiar with workplace safety standards to include LOTO and OSHA PPE requirements.
  • Ability to interpret engineering drawings and specifications.
  • Strong analytical and problem-solving skills.
  • Excellent written and verbal communication skills.
  • Intermediate skills with Office and use of laptop as well as mobile phone and ability to utilize various Phone Apps.
  • Strong project management and organizational abilities.
  • Ability to manage multiple priorities across multiple locations.


Leadership
  • History of managing, leading and mentoring engineering staff of up to 8.
  • Foster a positive and work environment for staff and vendors alike.


Physical Requirements
  • Ability to travel regularly between assigned facilities.
  • Ability to inspect mechanical rooms, rooftops, crawl spaces, and construction sites.
  • Ability to lift up to 50 pounds occasionally.
  • Ability to climb ladders and walk extended distances during facility inspections.
