Summary

The Marketing Manager is responsible for supervising and coordinating the marketing efforts for the Shea Homes Houston Division and for working with the sales team to promote and build realtor relationships. The primary responsibility of the Marketing Manager is to effectively deploy marketing programs in Houston through work with the marketing agency and our various partners, like online sales. In addition, the Marketing Manager will work with the sales team to develop and promote relationships with realtors in Houston that can help further Shea Homes Houston's business success.
Essential Duties and Responsibilities

Marketing
• Responsible for developing a Division-wide marketing plan and timeline in collaboration with senior management, marketing agencies (i.e. - Baker One), and other partners (i.e. - AlphaVision).
• Establish the Division marketing budget, and perform yearly updates thereon
• Responsible for developing within-budget plans for field marketing projects to provide the greatest positive impact on sales, including:

a. Develop and propose advertising and marketing strategies.

b.Direct public relations communications made through the agencies.

c.Develop and update sales and marketing literature, including brochures, print advertisements, and flyers.

d.Direct the creation of marketing materials for promotions and events in collaboration with internal and external advertising agencies.

e.Order, update, and determine placement of standard Shea Homes signage as needed.
• Responsible for planning activities for new communities, including marketing and opening events. Duties for this responsibility include:

a. Determining the type of event taking into account budgets, impact, and the community at issue.

b.Evaluating sales office fabricator for build-out; committing the Company to vendor.

c.Evaluating, hiring, and arranging grand opening resources (catering, tents, etc.).

d.Propose, plan, and conduct additional activities for other community events.

e.Prepare and arrange pre-opening signage and signup lists.

f.Prepare and proof community marketing materials.
• Responsible for evaluating, selecting and deploying vendors and Company resources (e.g., printers, caterers, fabricators, signage companies, etc.) to provide the most effective return on marketing dollars.
• Develop, maintain, and update the Division's existing social media presence.
• Increase the Division's marketing reach by identifying and developing presence on unused social media platforms.
• Collaborate with developer marketing teams to identify joint marketing opportunities.
• Collaborate with community teams to evaluate marketing needs, including but not limited to signage and materials replenishment, promotional opportunities designed to increase sales, and brand awareness events.
• Identify training or staffing issues in the field and provide recommendations to the VP of Sales and Marketing thereon.
• Ensure all local marketing efforts and creative works comply with Shea brand standards.
• Collaborate with corporate marketing personnel as required.
• Provide recommendations regarding the sheahomes.com web site to the marketing agency and other stakeholders.
Realtor Relations - Supervisor the realtor relations coordinator position to develop:
• Programs to promote Shea Homes with realtors in collaboration with senior management and field teams.
• Grow professional network to include marketing personnel from local and national realtors to expand Shea Homes realtor network and realtor events, e.g. training and/or open houses, to increase exposure to the Shea Homes brand.
• Track realtor successes and the impact on Shea Homes.
• Assist in tracking and paying realtors according to applicable Shea Homes programs (i.e., 3/4/5) and promotions (e.g., BTSA).
• Responsible for other duties/projects as assigned.

Performance Standards
• Design marketing and promotional materials in compliance with company and brand standards.
• Effectively deploy marketing and promotional programs.
• Represent Shea Homes professionally in all situations.
• Meet the marketing needs of the Division senior management.
• Be detail oriented and work independently.
• Monitor marketing budgets and inform VP Sales & Marketing of significant variances.

Knowledge/Experience
• College degree preferred.
• Knowledge of the home building and real estate industries.
• 3-5 years of previous marketing experience in new home sales.
• Experience with social media and other online marketing.
• Strong project management experience.
• Work requires a willingness to work a flexible schedule.
