Lead Complex Infrastructure Projects That Power Communities and Shape the Future

ERM is seeking a Managing Consultant, Right of Way Agent (Project Manager) to join our team based in Richmond, VA. This is an exciting opportunity for a seasoned right of way professional who thrives at the intersection of project leadership, stakeholder engagement, and infrastructure development. In this role, you will play a critical part in advancing electric transmission and distribution projects by supporting land acquisition efforts while managing project delivery from planning through execution. Your expertise will help clients successfully navigate complex land rights challenges and deliver essential infrastructure that serves communities and supports long-term growth.

What You'll Bring
Required
  • Bachelor's Degree or equivalent experience.
  • 4+ years (7+ years preferred) of ROW experience, with a minimum of 5 years in transmission project experience.
  • Notary public or the ability to obtain within 30 days required.
  • Solid working knowledge of personal computers, Microsoft Office Suite, Google Earth, ArcGIS and data management software.
  • Knowledgeable in real estate values and accepted real estate appraisal practices.
  • Ability to travel regionally.
  • Excellent interpersonal skills and a high degree of professionalism.
  • Ability to communicate effectively through oral and written communications.
  • Driver's License Required: This position requires a valid driver's license and/or the ability to operate a company vehicle due to the nature of job duties, which include frequent travel to various client locations across a large geographical area.
  • Must meet criteria identified in Job Demands & Conditions Analysis for Office and Field Positions.
  • This position is not eligible for immigration sponsorship.
Preferred
  • Active real estate license preferred.
  • IRWA membership a plus.

Key Responsibilities:
Project Management & Leadership
  • Work on multiple projects and serve as project manager to ensure deliverables achieve client expectations for scope, budget, schedule, and quality.
  • Assist in supervising support staff, land agents, or subcontractors.
  • Develop proposals, budgets, project plans, schedules, progress reports, scopes of work, and other bid documents.
  • Support resource loading, workflow management, and budget management.
  • Manage project budgets and prepare regular reports on financial progress.
  • Identify new commercial opportunities within projects.
  • Lead project teams while building ERM's reputation for project management excellence and exceptional client service.
  • Provide project teams with clear visibility into project objectives and expected outcomes for both clients and ERM.
Right of Way & Land Acquisition
  • Conduct diverse and complex negotiations with landowners (or their designees).
  • Work on the settlement of complex damage claims with landowners (or their designees) relative to property damage caused or created during construction.
  • Assist with performing, overseeing, or reviewing deed and title research and investigations.
  • Advise and assist in establishing a range of fair market values to be used in the acquisition of land and land rights.
  • Draft and/or supervise the preparation of documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase, and other documents necessary to acquire adequate rights for project execution.
Health, Safety & Compliance
  • Maintain compliance with corporate health and safety policies.
  • Provide leadership to achieve health and safety excellence, including developing ERM and subcontractor understanding of ERM's commitment to safe work practices and client safety requirements.
  • Ensure compliance with project governance, risk management processes, and applicable ERM procedures.
  • Perform other duties as assigned or required.

For theManaging Consultant, Right of Way Agent (Project Manager)position, theanticipatedannual base pay is$102,900$142,900(USD). Actual pay will depend on factors such as education, experience, skills, location, performance, and business needs. In some cases, pay may fall outside this range. This role may be eligible for bonus pay (casual and fixed term/flex force employees arenot bonuseligible).
