Full Job Description
GENERAL PURPOSE:

Responsible for the ongoing development of Property Administrators in all aspects of the Job Function in Property Management. Partner with the Director of Property Administration in overseeing the department goals and objectives, and in developing policies and procedures. Responsible for managing of all areas and phases of property management of company owned, leased and/or subleased properties regarding Maintenance & Repairs. Oversee the designated Maintenance & Repair information in the pdSiteLink data base. Act as liaison between Company and Landlords in resolving issues relating to lease provisions.

The base salary range for this role is $96,700 - $146,050. The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.

ESSENTIAL FUNCTIONS:

MAINTENANCE & REPAIR
• Manage and oversee the validation of Maintenance & Repair in the pdSiteLink data base.
• Provide direction and guidance to Property Administrators with any Landlord issues related to Maintenance and Repair
• Manage any Maintenance and Repair issues involving Real Estate Law.
• Partner with Facilities on store projects (HVAC replacements, major repairs, etc.)
• Work with Construction and Lease Administrators to resolve Maintenance and Repair issues related to stores.
• Review lease document interpretation which affects Maintenance and Repair and potential business interruption.
• Review all RISC reports pertaining to store operations and work with Landlords on solutions when affecting common areas.
• Prepare and present Maintenance and Repair training materials at periodic Store Ops / Corporate new DM/ALPM training meetings.
• Manage the Maintenance and Repair process for all GOB locations.
• Liaison with Real Estate, Real Estate Law, Construction, Facilities as well as all other departments as needed.
• Manage and participate in daily on-call schedule for after-hours and weekends store emergencies.
• Oversee the process for all Casualty events to ensure maximum cost recovery
MANAGEMENT
• Provide training to direct reports.
• Develop and manage inter-department procedures.
• Maintain the accuracy of pdSiteLink and Service Channel system, including the ongoing development of new system functions and resolution of ongoing bugs.
• Special projects as requested by VP AND Director.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
• Bachelor's degree or equivalent experience in Property Management field in a Retail Environment.
• 5 years Property Mgt experience in retail environment.
• 3 years supervisory experience in a corporate environment.
• Excellent verbal and written skills

PHYSICAL REQUIREMENTS/ADA:

Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
