  • Create and modify operations procedures and suggest reliability improvements
  • Execute scheduled preventive maintenance through a Computerized Maintenance Management System (CMMS)
  • Respond to customer service requests and ensure compliance with regulations

Full Job Description
Position Description:

Responsible for providing advanced level of expertise in responding to work orders, troubleshooting, and providing preventative maintenance on industrial or commercial HVAC and Refrigeration equipment. Will also respond and provide service and feedback to the customer on hot and cold calls while utilizing Automated Building Controls.

Essential Functions:
  • Diagnoses, troubleshoots, maintains, and repairs heating, ventilation air conditioning and refrigeration equipment
  • Also performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures and other mechanical equipment as necessary
  • Utilizes the building automation system to track building conditions and the operation of facilities equipment
  • Assists lower level technicians with work assignments and coaches as appropriate
  • Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements
  • Performs preventive maintenance on HVAC, Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS)
  • Performs mechanical upgrades and installations in accordance with code requirements and manufacturers recommendations
  • Utilizes strong computer skills to complete and document work as well as communicate with customers and the Client
  • Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations, site policies and industry standards
  • Under general supervision, performs tasks that reflect substantial variety and complexity.
  • Relies on experience and judgment to plan and accomplish goals
  • Recommends measures to improve maintenance methods and equipment performance
  • Analyzes and resolves work problems, or assists workers in solving work problems
  • Understands company policies and enforces safety regulations
  • Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required
  • Operates various measuring, diagnostic and testing instruments to help provide energy efficiency solutions
  • Operates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work
  • Maintains a strict schedule in order to be successful in the assignment
  • Flexible in the day-to-day activities and scheduling for the benefit of the customer
  • Provides adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergencies
  • Must have availability to respond to after-hours emergencies on-site only as needed
  • Must have ability to read and understand repair manuals, specifications, drawings, and schematic diagrams
  • Other duties as assigned by Manager or Supervisor


Required Qualifications
  • High School graduate or GED
  • At least 2 years of experience with maintenance & repair of electrical, controls or commercial HVAC systems
  • WA State - Nonresidential maintenance (07) electrical license


Physical requirements
  • Have the ability to regularly lift up to 50 lbs
  • Have the ability to regularly climb extension ladders, roof ladder, stepladders, and stairs as required during shift
  • Have the flexibility to bend/stoop, squat repetitive during shift
  • Have the ability to stretch/reach on a repetitive basis for shift
  • Have the ability to walk extensively throughout the facility for shift


Preferred Qualifications:
  • Universal EPA 608 refrigerant handling Certification or demonstrated equivalent

Estimated compensation for this position:

87,360.00 - 87,360.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
