Job Description

Overview:

The Product & Design Lead is responsible for the planning, development, and execution of certain Brookfield Residential's multi-family product portfolio, with a primary focus on street town and low-rise residential developments throughout Alberta. The role leads projects from initial concept planning through construction, ensuring products are functional, code-compliant, cost-effective, market-appropriate, and aligned with Brookfield standards.

Working closely with Development, Construction, Estimating, Sales & Marketing, consultants, and municipal authorities, the Product & Design Lead evaluates site constraints, zoning regulations, community guidelines, life safety requirements, and construction considerations to develop new products and adapt existing products for specific jurisdictions and land parcels.

The Product & Design Lead oversees the transition from concept design into detailed production, coordinating internal and external drafting resources while maintaining accountability for quality, consistency, constructability, and project outcomes throughout the project lifecycle. The role provides technical leadership, drives product innovation and continuous improvement, and serves as a key liaison between design, operations, and construction teams.

Key Responsibilities:
  • Lead the planning, development, and refinement of specific Brookfield multi-family product portfolios from concept through construction.
  • Evaluate land parcels, development constraints, municipal requirements, zoning regulations, architectural controls, and community guidelines to determine product suitability and development opportunities.
  • Develop conceptual building layouts, site-responsive solutions, and prototype designs that balance operational, construction, regulatory, and market requirements.
  • Assess existing products for adaptation to new jurisdictions, communities, and site conditions.
  • Coordinate with Development, Construction, Estimating, Sales & Marketing, and consultants during product planning and design.
  • Identify opportunities to improve product performance, constructability, efficiency, value, and customer experience.
  • Ensure compliance with applicable building codes, municipal requirements, development agreements, architectural controls, and company standards.
  • Support feasibility reviews, design studies, and preliminary planning exercises for future developments.
  • Provide technical leadership throughout the design process and establish project objectives prior to production commencement.
  • Oversee the development of construction documents from concept approval through permit, tender, procurement, and construction release.
  • Direct and coordinate internal production staff and/or third-party drafting resources.
  • Manage architects, engineers, and specialty consultants to ensure project requirements, schedules, budgets, and deliverables are achieved.
  • Review drawings, specifications, reports, and supporting documentation for accuracy, completeness, consistency, and constructability.
  • Lead drawing reviews at key project milestones and coordinate stakeholder feedback.
  • Ensure deliverables achieve the required level of completeness prior to project release.
  • Coordinate design revisions, technical submissions, and project updates throughout design and construction.
  • Identify design, coordination, and constructability issues early and facilitate resolution.
  • Act as the primary technical resource for site teams throughout construction.
  • Provide drawing clarifications and coordinate consultant responses to construction-related questions.
  • Review and discuss site issues involving structural systems, framing, building envelope details, finishes, and MEP coordination.
  • Coordinate design revisions, supplemental instructions, and consultant responses required to support construction activities.
  • Participate in project meetings, site reviews, and construction coordination activities as required.
  • Monitor recurring field issues and incorporate lessons learned into future product development and standards.
  • Verify that completed work aligns with design intent, approved drawings, and company standards.
  • Maintain master drawing sets and product standards.
  • Coordinate implementation of design specification changes.
  • Develop and maintain standard details, drawing standards, review procedures, templates, and technical resources.
  • Oversee document control systems, drawing registers, and project records.
  • Review marketing plans and literature for consistency with approved product designs.
  • Support continuous improvement of production workflows and information management systems.
  • Support the development of design processes, standards, and workflows.
  • Mentor team members and support professional development initiatives.
  • Develop technical resources, design guides, and review tools.
  • Support implementation of new technologies and workflow improvements.
  • Stay current with changes to codes, municipal requirements, industry standards, and construction practices.
  • Foster strong working relationships with internal stakeholders, consultants, suppliers, and trade partners.


What You'll Bring:
  • Diploma or Degree in Architectural Technology, Engineering Technology, Construction Management, Architecture, Engineering, or a related field.
  • Minimum 5 years of experience in residential product development, building design, production, construction, or project coordination.
  • Experience developing residential / municipal building products from concept through construction.
  • Experience coordinating architects, engineers, consultants, authorities having jurisdiction, and multidisciplinary project teams.
  • Experience evaluating building code requirements, municipal regulations, land use controls, and development constraints.
  • Residential construction methods, building systems, and construction sequencing o Commercial construction background will also be considered.
  • Building codes, municipal approval processes, land development requirements, and construction documentation.
  • Product planning, conceptual design, building layout development, and constructability review.
  • Construction drawing, specification, and technical report review.
  • Proficiency with Revit, AutoCAD, Bluebeam, Microsoft Office, and related design software is considered an asset.
  • Must be familiar with BIM platforms, document management systems, and project collaboration tools.
