We're seeking an experienced
Vice President of Operations to lead the operational and financial performance of a designated multifamily portfolio across Texas. This role directs day-to-day operations across multiple properties, drives NOI through strategic budget oversight and cost control, and mentors a team of Property Managers to build a high-accountability culture.

Key ResponsibilitiesPortfolio OperationsDirect day-to-day operations across a multi-site multifamily portfolio, ensuring occupancy, revenue, and customer service goals are consistently met
Conduct regular property visits and physical inspections to assess curb appeal, maintenance conditions, leasing performance, and staff execution of company standards
Lead due diligence, transition planning, and stabilization efforts for newly acquired properties
Financial ManagementBuild, review, and approve annual operating budgets for each property in the portfolio
Analyze property-level financial statements, NOI, and key operating metrics monthly; direct corrective action where needed
Implement cost-control strategies to maximize portfolio NOI
Review and approve capital expenditure (CapEx) requests; negotiate regional vendor contracts
Prepare and deliver regular operational and financial reports to executive leadership and ownership groups
Team LeadershipRecruit, hire, train, and develop Property Managers and Regional/Assistant Managers
Conduct performance evaluations and manage disciplinary actions in partnership with Human Resources
Foster a high-accountability work culture across the portfolio
Operational StrategyDevelop, implement, and enforce standardized operating procedures (SOPs) for leasing, maintenance, resident retention, and vendor procurement
Partner with the marketing team to evaluate leasing velocity, pricing strategy, and lead conversion; adjust strategy to maximize occupancy and revenue
Oversee large-scale renovation and value-add projects
Risk & ComplianceEnsure all properties comply with Fair Housing regulations, applicable state and local landlord-tenant law, and OSHA safety standards
Oversee resident retention and escalated resident relations issues, ensuring timely resolution of complex or high-risk matters
Coordinate with legal counsel and Human Resources on lease enforcement, evictions, and other legal matters
RequirementsQualifications & Skills- Bachelor's degree in Business Administration
- 10+ years of progressive multifamily property management experience, including 3+ years in a multi-site or regional leadership role
- CPM, CAM, or CAPS designation preferred
- Strong financial acumen, leadership capability, and crisis management skills.
- Proficiency in property management systems such as Entrata, Yardi, RealPage, or AppFolio, along with advanced Excel skills
- Ability to travel across portfolio properties
