Landscape Maintenance Manager

Position Summary
The Landscape Maintenance Manager is responsible for overseeing the overall performance of the Landscape Maintenance division, including coordination with the Relationship Management (RM) team, Account Management, Production Operations, financial performance, and sales growth.
This role is accountable for driving operational and cultural excellence, client retention, revenue growth, and overall profitability of the division. The Landscape Maintenance Manager serves as a key link between client-facing teams and production leadership, ensuring that service commitments, operational capabilities, and financial objectives remain aligned.
Key Responsibilities
Leadership & Team Management
  • Lead, mentor, and develop the Account Management team to achieve client, operational, financial, and growth objectives.
  • Establish clear performance expectations, measurable goals, and accountability standards.
  • Conduct regular performance reviews and provide ongoing coaching and development.
  • Foster a culture of accountability, safety, teamwork, service excellence, and continuous improvement.
  • Coordinate training and development initiatives for Account Management, Production, and field leadership.
  • Develop future leaders and strengthen the management structure to support continued division growth.
Relationship Management & Sales Support
  • Partner with Relationship Managers on client meetings, property reviews, site walks, renewals, and strategic opportunities.
  • Provide operational expertise during client and prospect interactions, identifying enhancement opportunities, additional services, and operational solutions.
  • Collaborate with Relationship Managers to develop accurate, competitive, and operationally executable proposals.
  • Review and validate labor, materials, equipment, production assumptions, pricing, and execution strategies for large or complex proposals.
  • Ensure proposals, renewals, and pricing opportunities are reviewed and delivered accurately and on time.
  • Support contract renewals by aligning pricing, production capabilities, service levels, and client commitments.
  • Participate in key client presentations and sales discussions when operational leadership can strengthen the relationship or opportunity.
  • Partner with the Division Manager to develop and execute the division's annual growth strategy.
  • Hold Account Managers accountable for renewal, enhancement, and ancillary-service opportunities within their portfolios.
Operations & Production
  • Provide leadership and support to Account Managers in overseeing daily landscape maintenance operations across the division.
  • Ensure Account Management and Production teams have the staffing, equipment, materials, and resources required to consistently meet service standards.
  • Partner with Production leadership to resolve staffing challenges, service deficiencies, productivity issues, and other operational concerns.
  • Monitor labor productivity, routing efficiency, overtime, non-productive time, job performance, and other key operational metrics.
  • Conduct regular site visits to evaluate service execution, reinforce quality expectations, and identify opportunities for improvement.
  • Collaborate with Production leadership to maintain company safety standards and ensure required training is implemented and followed.
  • Identify operational gaps and implement process improvements that improve efficiency, quality, and profitability.
  • Support seasonal workforce planning, equipment allocation, routing, and resource planning.
  • Ensure operational performance remains aligned with established service, budget, and financial targets.
Financial Management & P&L Ownership
  • Own the Landscape Maintenance division's Profit & Loss performance.
  • Develop and manage annual operating budgets in partnership with the Division Manager.
  • Establish and manage monthly and annual targets for revenue, gross margin, labor, materials, equipment, subcontractors, and overhead.
  • Review financial and operational performance weekly and ensure timely corrective action when results are off target.
  • Maintain established gross margin and net profit targets.
  • Identify underperforming contracts, cost trends, and operational inefficiencies and implement corrective action plans.
  • Drive cost-control and operational-efficiency initiatives without compromising service quality or client satisfaction.
  • Maintain accurate revenue, margin, and profitability forecasts throughout the year.
  • Ensure Account Management and Production leadership have visibility into relevant financial and operational performance data.
Sales & Revenue Growth
  • Lead the division toward established annual revenue, retention, and profitability objectives.
  • Drive growth through contract renewals, enhancements, ancillary services, and new business opportunities.
  • Track renewal pipelines, enhancement opportunities, sales activity, and forecasted revenue.
  • Identify opportunities for new services, market expansion, and increased share of wallet within the existing client base.
  • Partner with the Division Manager and Relationship Management team to execute the division's growth plan.
  • Maintain an annual contract renewal rate of 90% or greater.
  • Hold Account Managers accountable for appropriate enhancement and ancillary-service activity within their portfolios.
Client Relations
  • Ensure consistently high levels of client satisfaction across the Landscape Maintenance portfolio.
  • Build and maintain strong, long-term client relationships.
  • Resolve escalated client issues promptly, professionally, and with appropriate follow-through.
  • Support contract negotiations, renewals, pricing discussions, and scope adjustments.
  • Partner with the Division Manager and administrative team to administer and evaluate biannual customer satisfaction surveys.
  • Identify recurring client concerns and service trends and implement corrective actions across the division.
Key Performance Indicators

Performance will be measured across financial, operational, client, sales, and people metrics, including:
  • Revenue Performance: Achieve annual and monthly division revenue targets and maintain forecast accuracy within established tolerances.
  • Gross Margin & Profitability: Meet or exceed established annual budget and company gross margin and profitability targets.
  • Labor Efficiency: Maintain labor hours, non-productive time, overtime, route efficiency, and labor cost percentages within established targets.
  • Contract Retention: Maintain annual maintenance contract retention of 90% or greater.
  • Client Satisfaction: Meet established customer satisfaction targets based on surveys, client feedback, escalations, and account reviews.
  • Quality: Meet established site-quality standards while reducing recurring deficiencies, callbacks, and client complaints.
  • Employee Retention & Development: Maintain acceptable employee retention while developing Account Managers, Production Managers, and field leaders through consistent coaching and performance management.
Qualifications
Required:
  • 5+ years of experience in commercial landscape maintenance operations or operational management.
  • Demonstrated success managing a P&L for a business unit or division with $5M+ in annual revenue.
  • Proven experience leading multiple teams, departments, or operational functions.
  • Strong knowledge of commercial landscape maintenance, irrigation, turf care, horticulture, and industry best practices.
  • Demonstrated success improving labor productivity, operational efficiency, service quality, and financial performance.
  • Experience driving sales growth, contract renewals, enhancement revenue, and achievement of revenue targets.
  • Strong financial acumen, including the ability to interpret budgets, job costing, gross margins, forecasts, and operating results.
  • Strong communication, organizational, leadership, and problem-solving skills.
  • Ability to balance client expectations, operational capabilities, employee development, and financial objectives.
Preferred:
  • Experience with Aspire CRM.
  • Bilingual English/Spanish.
  • Industry-related certifications such as QWEL, CLT, CIT, or similar.
Compensation:
  • $125-$135K base salary
  • Discretionary performance-based bonus dictated by divisional and departmental revenue/margins - target of 10-15% base pay
