The Investment Manager holds regional responsibility for agricultural asset management, acquisitions, and dispositions within Nuveen Natural Capital. Responsibilities include serving as the primary asset manager for assigned properties, overseeing operating performance and investment execution, managing risk, implementing approved property strategies, and directing third-party managers, tenants, and other operating partners. As a subject matter expert in regional agricultural assets, this job ensures the successful execution of property-level asset management plans, accurate financial and valuation analysis, and disciplined underwriting and transaction execution across the regional portfolio. This job also works closely with internal teams and a broad range of external stakeholders, including crop managers, tenants, marketers and processors, agricultural advisers, bankers, attorneys, appraisers, brokers, and other service providers.
The Investment Manager guides implementation of property-level strategy across acquisitions, operations, and dispositions to ensure consistency with underwriting objectives and approved investment guidelines. This job also drives property performance through budgeting, monitoring, and corrective action, while supporting portfolio reporting, valuations, and stakeholder relationships critical to the regional agricultural investment program. This role requires regular travel throughout the assigned geography to conduct property inspections, meet with tenants and operating partners, and attend industry and stakeholder meetings.
Key Responsibilities and Duties- Serves as the primary asset manager for assigned properties, with accountability for operating performance, risk management, and implementation of approved strategies, including selection and oversight of on-site managers, tenants, and other operating partners.
- Develops and manages annual operating and capital plans, monitors financial results against budget and underwriting, and drives corrective action, contract negotiation, and value-creation initiatives to protect and enhance asset performance.
- Performs regular property inspections and ensures compliance with stewardship requirements, farm programs, leases, contracts, and applicable laws; reviews significant operating decisions and expenditures in accordance with delegated authority.
- Maintains property records, valuations, and financial performance data, and contributes to the annual Portfolio Review and Property Operating Plan.
- Builds and maintains relationships with managers, tenants, processors, marketers, advisers, lenders, and other stakeholders supporting the regional portfolio, including coordination of property tours and cross-functional initiatives.
- Researches and evaluates agricultural properties with investment potential, assessing water, soils, climate, production history, and other key characteristics to identify acquisition targets.
- Develops financial models and property budgets, completes internal appraisals, and prepares acquisition, development, and disposition proposals for senior management review and approval.
- Leads negotiation and execution of acquisitions and dispositions, including due diligence, closing coordination, and property marketing and broker management for sales.

Preferred Qualifications

- Undergraduate and/or graduate degree in Business, Economics, Agribusiness, Farm Management, Property Valuation, or Management
- Strong background in agricultural property and asset management, ideally including agricultural property acquisitions and sales or a related field
- Knowledge of regional crops and production systems
- General understanding of finance and accounting methods, theories, and formulas, with demonstrated budgeting and financial modeling capability
- Familiarity with property valuation principles and approaches
- Strong written and verbal communication, interpersonal, negotiation, and management skills
- Ability to work effectively with a broad range of internal and external stakeholders

Base Pay Range: $160,000/yr - $225,000/yr
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
