Job DescriptionSUMMARYAjax Building Company, part of the STO Building Group, is seeking an experienced Healthcare Preconstruction Manager to lead the estimating, budgeting, and preconstruction planning efforts for complex healthcare projects, including occupied hospital renovations, medical office buildings, surgical centers, critical care environments, and new healthcare facilities. This role serves as a strategic partner to owners, architects, engineers, and internal project teams, driving accurate cost modeling, project planning, constructability reviews, and procurement strategies throughout the preconstruction process.
As Healthcare Preconstruction Manager, you will oversee the development of conceptual budgets, GMP proposals, value engineering recommendations, and project execution strategies while identifying project risks unique to healthcare construction, including phased renovations, infection prevention requirements, regulatory compliance, and maintaining uninterrupted patient care.
The Healthcare Preconstruction Manager reports directly to the Director of Preconstruction Services.
ESSENTIAL FUNCTIONS- Lead preconstruction services for complex healthcare construction projects from conceptual estimating through project turnover to Operations.
- Develop conceptual budgets, detailed estimates, GMP proposals, value engineering analyses, and cost models throughout all phases of design.
- Oversee subcontractor solicitation, bid leveling, scope reviews, and buyout strategies to support successful project execution.
- Coordinate closely with owners, architects, engineers, consultants, and project teams to provide budgeting, constructability reviews, scheduling input, and cost guidance throughout design development.
- Identify project risks related to occupied healthcare environments, including phased construction, utility shutdowns, infection prevention requirements, temporary facilities, logistics, and maintaining uninterrupted hospital operations.
- Review healthcare-specific project requirements, regulatory standards, and owner guidelines to ensure estimates and project plans accurately reflect project complexity.
- Develop and present design-phase deliverables, cost reports, budget updates, and GMP proposals to owners and internal leadership.
- Evaluate design changes and provide cost analyses, alternates, and value engineering recommendations while maintaining project quality, patient safety, and operational continuity.
- Maintain historical cost data, benchmarking information, estimating standards, and forecasting methodologies to improve pricing accuracy and consistency.
- Partner closely with Operations during project turnover to ensure a seamless transition from preconstruction through construction.
- Build and maintain strong relationships with healthcare systems, architects, engineers, consultants, subcontractors, and industry partners to support repeat business and future opportunities.
- Support business development efforts through client presentations, proposal development, interview participation, and conceptual budgeting.
QUALIFICATIONS- 7-10+ years of preconstruction or estimating experience within commercial construction.
- Significant healthcare construction experience preferred, including hospitals, medical office buildings, surgical centers, or comparable healthcare facilities.
- Experience leading preconstruction efforts for occupied healthcare renovations strongly preferred.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent combination of education and relevant experience.
- Strong understanding of commercial construction methods, building systems, constructability, estimating, procurement, and project planning.
- Working knowledge of healthcare construction regulations and best practices, including ICRA, ILSM, AHCA requirements (or comparable healthcare regulatory environments), phased construction, and occupied facility logistics preferred.
- Experience developing conceptual estimates, detailed estimates, GMP proposals, value engineering studies, and procurement strategies.
- Strong interpersonal, communication, presentation, negotiation, and organizational skills.
- Proven ability to build relationships with owners, healthcare providers, architects, engineers, consultants, and subcontractors.
