Full Job Description
Summary

The representative who has primary responsibility for field operations in assigned area, including the coordination of subcontractors' work. Responsible for all field activities associated with the project(s), including ultimate responsibility for implementing the Safety/Zero Harm program on the jobsite and supervising all field construction work by subcontractors and self-performed crews. Shares responsibility with the project manager for developing the project budget, actively participating in the preconstruction phase, and ensuring that the project is delivered on time, within budget, and in compliance with company policies and procedures. Manages and mentors superintendents, assistant superintendents, and other field personnel. Experienced in managing complex, high-profile projects, including operationally sensitive environments such as theme parks, with a focus on maintaining guest safety, minimizing disruption to ongoing operations, and delivering immersive, technically advanced attractions.

Essential Functions

Safety: ZERO HARM
    • Lead, Oversee and Educate Owners, Subcontractors, Team Members and Community on the Zero Harm safety culture and its benefits.
    • Perform project safety walks. Lead project safety meetings.
    • Lead Safety Standdowns, toolbox talks and etc.
    • Participate in incident investigations.
    • Ensure safety is properly incorporated into job planning and project execution.

Business Development
    • Develop and maintain strong relationships with new and existing clients, construction managers, architects/ engineers, subcontractors, key stakes holders and community.
    • Contributes to the preparation of operations-related components of proposals, presentations, and other pursuit materials.
    • Attends and actively participates in client interviews. Leads construction delivery portions of presentations.

Project Financial Responsibility to ensure a project is delivered with Budget.
    • Assist in Project Cost Projection and Financial Reporting (Monthly, Quarterly and Yearly).
    • Budget Reviews.
    • Review and approve monthly owner and subcontractor pay applications.
    • Communicate with Project Manager on Potential extra charges and proper Cost Event tracking and Notifications.
    • Change Order negotiations.

Preconstruction
    • Assists with Estimates.
    • Assist with Constructability/ Value Engineering.
    • Create and update Phase and Site Logistic plans.
    • Create Overall Project schedule.
    • Assist in the creation of project GC and GR budgets, Staff Planning.
    • Assist in Scope Writing.
    • Review of Owner Contract.
    • Identify Risk.
    • Participate in Preconstruction Meeting with Owner and Subcontractors and etc.

Planning & Scheduling
    • Develop the Overall Project Plan, Phasing, Logistics Milestones and Schedule.
    • Perform schedule updates (prefer P6 experience)- Monthly Updates, 3 week look ahead, etc.
    • Lead pull planning sessions with subcontractors and other key stakeholders.
    • Delay tracking and Notifications. Time Impact Analysis Development.
    • Procurement Tracking.
    • Ability to Identify, Navigate and negotiation schedule roadblocks, etc.
    • Cost Loaded Schedule experience is a plus.

Project Administration, Operations, and Close-out
    • Co- Lead with Project Manager Owner, Architect, Contractor (OAC) and Key Stake Holder meetings.
    • Lead weekly subcontractor meetings.
    • Participate in Monthly Project Reporting (MPR) preparation and discussions.
    • Communicate job needs / issues up as necessary.
    • Lead the Project Quality Control Program, Preconstruction Meeting, first work inspections and etc.
    • Assist in closeout of project, subcontractors and vendors. Lead project punch list completion.
    • Obtain certificate of occupancy and government approvals.
    • Build Effective Teams, Foster Positive Culture, Leadership and Employee Development. Mentor, train and develop salary personnel in all aspects of their careers. Provide timely feedback and ensure that employees participate in the performance review process.

Working Conditions
  • The majority of work is completed on job sites in an office trailer or in an existing structure. Due to daily condition changes on construction projects, when employees are outside of the office trailer or structure, they must wear appropriate personal protective equipment as required by the company's safety policies and as required for weather conditions.
  • The project team and/or team member may need to move to other projected work geographic locations, if necessary.
  • Flexibility to work different shifts, weekends, and holidays, as needed.

Education, Experience and Knowledge
  • High School Diploma or GED required.
  • B.S. in Construction Management, Engineering, Business, or a related field, preferred.
  • 10+ years of commercial construction field experience. Depending upon the project size, scope, and complexity the years of experience may vary. Depending upon the role, this may require demonstrated ability to assist with more than one project at a time.
  • Previous or current Superintendent experience working on commercial ground-up construction projects over $50 million.
  • Theme park experience, highly preferred.
  • Demonstrates solid presentation skills and verbal/written communication skills.
  • Exhibits commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting or exceeding internal and external customer expectations.
  • Demonstrates proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office).
  • Demonstrates proficiency using scheduling software.
  • Ability to read plans and specs.

The base compensation range for the role of General Superintendent LA/ OC, CA posted above is $215,000 - $230,000 annually.

We may ultimately pay more or less than the posted range, and the range may be modified in the future. An employee's pay position within the salary range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, shift, travel requirements, any collective bargaining agreements, and business or organizational needs. No amount of pay is considered to be wages or compensation until such amount is earned, vested, and determinable.
