POSITION/LEVEL: General Manager, North Point Mall

FLSA STATUS: Exempt

JOB SUMMARY:

The General Manager, GM, is a fiduciary of the property owner, to whom the owner's financial and material assets are entrusted, and who manages those assets in good faith, with loyalty and prudence.

The GM is the leader of the property team at North Point Mall, a super-regional mall located in Alpharetta, Ga. The role of the GM is to protect and enhance the owner's retail real estate asset by identifying owner objectives, managing expenses, and generating revenue, while ensuring smooth operations of the property. The GM takes responsibility for the delivery of superior management services, guides team members on methods and tactics, and encourages them to reach further to achieve team and property level goals set by the Sr. Vice President, Property Management, and the property owner.

The successful general manager is enthusiastic, has a high energy level, and thrives in a dynamic work environment, directing a wide group of direct reports across varying disciplines and levels of experience. The GM develops and sustains a reputation for being collaborative, accurate, and timely with communication to ownership, tenants, and team members, and is seen by others as a positive force for advancing the interests of the property owner.

This is a regular, full-time, in-person role based at North Point Mall. Demands of the job may sometimes require work outside normal business hours, including nights, weekends, and holidays.

MINIMUM QUALIFICATIONS REQUIRED:

Education and Experience:

  • A minimum of a Bachelor's degree or equivalent.
  • At least ten years' experience in retail real estate management, property management, mall operations, or retail.
  • Demonstrated knowledge of the shopping center industry.


ESSENTIAL JOB FUNCTIONS:

  • Drive Net Operating Income (NOI) through expense management, local leasing (short-term tenants, pop-ups, partnerships), alternative revenue (storage, media, etc.), and net profit programs.
  • Lead the preparation of annual budgets, leasing assumptions, capital projects and strategic planning.
  • Lead on-site team in accounting and financial reporting to deliver accurate and timely reports of the property's monthly performance.
  • Enforce lease provisions and ensure retailers comply with all lease terms; proactively respond to tenant issues while building strong relationships within the tenant community.
  • Execute on the Strategic Business Plan aligned with ownership's goals; create and manage the property budget and oversee financial forecasting, tax obligations, and reporting.
  • Develop strong relationships with leasing teams, participate in property merchandising strategies, and review lease drafts for property implications. Retain occupancy.
  • Collaborate with construction and design teams to identify capital improvement projects, manage the local capital budget, and implement maintenance programs.
  • Enhance the shopping center's role as a community leader by building partnerships and engaging with local municipalities and organizations to strengthen market presence.
  • Maximize efficiency of contracted services, oversee bid processes, and maintain ethical, professional vendor relationships to ensure superior operational standards.
  • Work with security service providers to implement a customized safety and security program, ensuring a safe and welcoming shopping environment.
  • Ensure timely reporting of risk events at the property (slip & falls, property damage, injuries, other events)
  • Support marketing initiatives that drive foot traffic, enhance retailer sales, and utilize technology, social media, and data analytics to optimize the customer experience.
  • Build and mentor the onsite team, identify necessary training tools, and ensure optimal performance across all roles.
  • At ownership direction, liaise with legal teams on tenant disputes, lease conflicts, and local litigation while ensuring compliance with property management agreements, REAs, COREAs, and governing documents.
  • Fulfill other job-related duties as assigned.


KNOWLEDGE, SKILLS, AND ABILITIES:

  • Financial strength in real estate accounting with the ability to ensure timely financial reporting and accuracy.
  • Demonstrated ability as a results-driven, self-starting leader and manager.
  • In-depth knowledge of retail real estate operations, business and financial acumen, tenant and stakeholder relations, and strategic thinking and problem-solving.
  • Strong oral and written communication and interpersonal skills, with the ability to read and interpret complex documents.
  • Proficiency in Microsoft Office Suite, with emphasis on Word and Excel.
  • Ability to adapt to a changing work environment, including flexibility to work nights, weekends, and holidays.
