Full Job Description
The Finance Manager partners with the Director of Finance to drive the financial planning, forecasting, and performance analysis that shape decision-making at the property. This role translates day-to-day financial activity into insight - identifying trends, flagging risk, and building the forecasts, budgets, and business cases that ownership and operational leadership rely on to run the property profitably.

The Finance Manager acts as a strategic business partner to property leadership, working across departments to stress-test assumptions, evaluate initiatives, and ensure financial reporting tells an accurate and actionable story. This role also provides oversight and direction to the Finance and Accounting Coordinator, ensuring the analytical work of the finance function is built on a clean, well-organized operational foundation.

This role operates within a defined scope. General ledger maintenance, balance sheet reconciliations, and technical accounting judgment remain the responsibility of the central Accounting team. The Finance Manager owns the forward-looking, analytical, and advisory work that sits on the finance side of that line - ensuring property leadership has the financial clarity needed to make sound decisions.

DUTIES & RESPONSIBILITIES:

Financial Planning & Analysis

  • Own the property's monthly financial analysis, identifying key drivers of variance to budget, forecast, and prior year, and presenting findings to the Director of Finance and property leadership.

  • Analyze departmental performance against USALI and STR benchmarks, translating results into clear commentary and recommendations.

  • Build and maintain financial models to evaluate revenue opportunities, cost initiatives, and capital projects.

  • Prepare board- and ownership-level reporting packages in partnership with the Director of Finance.

Forecasting & Budgeting Leadership

  • Lead the property's rolling forecast process, coordinating inputs from department heads and validating assumptions before submission.

  • Manage the annual budgeting process end to end, including calendar, templates, department coordination, and consolidation.

  • Monitor labor, flow-through, and expense trends throughout the month, proactively flagging deviations from plan.

  • Continuously refine forecasting methodology to improve accuracy and reduce variance over time.

Business Partnership & Strategic Support

  • Serve as a trusted finance partner to department leaders, supporting decisions on staffing, pricing, and spend with data-driven analysis.

  • Partner with the Director of Finance on ad hoc financial analysis, contract review, and special projects as they arise.

  • Support the evaluation of new business opportunities, vendor proposals, and capital investment requests.

  • Ensure the analytical work of the finance function is grounded in accurate, timely handoffs to and from the central Accounting team.

Team Leadership & Oversight

  • Provide day-to-day guidance and review of work produced by the Finance and Accounting Coordinator.

  • Set priorities and quality standards for property-level reporting, billing, and forecasting support work.

  • Serve as a mentor and point of escalation, developing the Coordinator's analytical and technical skill set over time.

REQUIRED SKILLS & EXPERIENCE:

  • Bachelor's degree in finance, accounting, business, or a related field required; MBA or progress toward CPA/CFA a plus.

  • Four or more years of progressive experience in finance, FP&A, or accounting, with hospitality or multi-unit experience strongly preferred.

  • Advanced proficiency in Microsoft Excel and financial modeling; experience with property management systems, BI tools, and accounting software preferred.

  • Demonstrated ability to translate financial data into clear, actionable narratives for non-finance audiences.

  • Strong business acumen and comfort operating with a degree of ambiguity in a fast-paced, multi-property environment.

  • Excellent written and verbal communication skills, with the presence to engage confidently with senior leadership and ownership.

  • Prior experience mentoring or overseeing junior finance staff preferred.

PHYSICAL REQUIREMENTS:

The physical demands described here are representative of those that must be met by a colleague to successfully perform the essential functions of this job:

  • Ability to operate standard office equipment including a computer, keyboard, mouse, monitor, and telephone with a high degree of speed and accuracy.

  • Ability to read, review, and process written materials, financial reports, and digital records with sustained concentration and accuracy.
