Full Job Description
THE ROLE: The Feasibility Manager is responsible for assessing new lots and determining the viability of appropriate architectural plan and options based on an analysis of zoning and planning code and site conditions.

DAY IN THE LIFE:
  • Able to research, determine and communicate feasibility findings accurately to inform investment decisions, support the execution of the underwritten development plan, and avoid costly mistakes from faulty underwriting assumptions.
  • Manage the feasibility process from due diligence through permitting launch, ensuring compliance with zoning ordinances, land use regulations, and jurisdiction-specific design standards.
  • Ensure adherence to all applicable zoning ordinances, land use regulations, and jurisdiction-specific design standards throughout the feasibility lifecycle.
  • Actively engage and reach out to local municipalities and planning departments to maintain a current understanding of evolving zoning updates, permitting requirements, and relevant policy changes.
  • Proactively identify, analyze, and resolve feasibility conditions and zoning issues during all stages of land acquisition, both before and during the closing process, to facilitate successful transactions.
  • Work in close partnership with the Land Acquisition and Product Development teams during the feasibility and due diligence phases to conduct comprehensive evaluations of site constraints and inherent development opportunities.
  • Prepare and deliver detailed site plot presentations to other department leaders to provide critical information for go/no-go decisions and accurately determine overall project viability.
  • Strategically overlay product library plans onto prospective lots to guarantee full compliance with jurisdictional requirements and to optimize lot fit and utilization.
  • Orchestrate the initiation and completion of essential site surveys, including civil, geotechnical, arborist, and as-built reports, ensuring the timely and accurate collection of all necessary data.
  • Maintain the Product Library Tracker, ensuring accurate and readily accessible information regarding product fit, specifications, and design standards.
  • Partner effectively with Sales and Acquisition teams to ensure that product offerings are aligned with current buyer demand and prevailing market trends.
  • Provide valuable feedback, insights, and recommendations to support the creation of new home plans that are specifically tailored to the unique requirements of primary and secondary jurisdictions.
  • Exercise informed and detail-oriented decision-making to recommend the most suitable product selections for each individual development site.

WHAT YOU'LL NEED:
  • 3-5 years of relevant work experience

  • Bachelor's degree in Architecture, Civil Engineering, Urban Planning, or a closely related field.
  • Demonstrated and progressive experience in interpreting zoning codes, effectively managing entitlement processes, and successfully navigating land development regulations.
  • Proficiency in accurately reading and thoroughly analyzing construction documents, site plans, zoning codes, and comprehensive architectural drawing sets.
