Facilities Project Manager to join our team and play a key role in protecting, improving, and extending the value of our multifamily communities.
This is a hands-on project management role for someone who understands facilities, construction, and property improvement-and knows how to turn a problem in the field into a clearly defined project with the right scope, budget, contractor, and plan.
You'll manage projects from the initial assessment and scoping stage through bidding, contractor selection, construction, inspection, and final closeout. Projects can range from targeted repairs such as balconies, fascia, and gutters to larger capital improvements involving asphalt, concrete, roofing, exterior painting, sealcoating, and building-envelope work.
The Facilities Project Manager will work closely with Property Operations, Asset Management, Risk Management, vendors, and contractors across McKinley's communities.

Compensation: $100,000 - $110,000 base salary + Bonus Potential

What You'll Do- Assess properties to identify facility and construction needs, diagnose root causes, and proactively identify potential issues.
- Develop practical project scopes, specifications, budgets, schedules, estimates, and bid documents.
- Manage facilities and capital improvement projects from initial assessment through completion.
- Solicit, evaluate, and negotiate contractor bids, pricing, scopes, and contract terms.
- Select and coordinate vendors and contractors across a variety of construction and facilities trades.
- Monitor project costs, schedules, quality, and contractor performance.
- Conduct field inspections of active and completed work to ensure projects meet scope, specifications, quality, and safety expectations.
- Hold contractors accountable to agreed-upon requirements and address performance issues, delays, scope changes, and quality concerns.
- Partner with Property Operations and Asset Management on property condition, appearance, product quality, asset preservation, and operational needs.
- Provide construction and facilities guidance related to project feasibility, scope, cost, structural conditions, safety, and applicable codes.
- Partner with Risk Management to ensure vendors and contractors meet McKinley's compliance requirements.
- Build and maintain strong relationships with contractors and develop a qualified vendor network across relevant trades.
- Maintain accurate project documentation, including scopes, bids, contracts, budgets, schedules, change orders, inspections, invoices, warranties, and closeout materials.
- Provide regular project updates to leadership and other stakeholders.
- Travel between McKinley communities and project locations in Michigan and Florida, including the Orlando market, as business needs require.
What We're Looking ForWe're looking for someone who combines
strong project management skills with practical construction and facilities knowledge.
The ideal candidate will have:
- At least 4 years of progressively responsible experience in facilities management, construction, capital project management, property management, or a related field.
- Strong technical knowledge in one or more relevant areas such as roofing, paving/asphalt, concrete, exterior painting, or building-envelope systems.
- Experience developing project scopes, evaluating contractor proposals, managing vendors, and overseeing projects through completion.
- Strong problem-solving skills, including the ability to identify the root cause of physical or structural issues rather than simply addressing symptoms.
- The ability to manage multiple projects, competing priorities, budgets, and timelines.
- Strong communication and organizational skills with the ability to work effectively with operations teams, leadership, vendors, and contractors.
- Working knowledge of construction and exterior/site-work trades sufficient to evaluate scope, workmanship, proposals, and pricing.
- Ability to review and analyze budgets, estimates, bids, quantities, measurements, and cost variances.
- Proficiency with Microsoft Office, including Word, Excel, and Outlook.
- Working knowledge of applicable building and housing codes, safety requirements, and company policies.
- A valid driver's license and reliable transportation.
Relevant trade or construction certifications, such as
Journeyman HVAC, CFC, or OSHA 30, are preferred but not required.

This is a field-oriented position. You should be comfortable regularly visiting active construction and repair sites and working in varying outdoor conditions. The role requires the ability to navigate uneven terrain, stairs, exterior areas, and construction sites, as well as bend, stoop, kneel, and reach as needed to inspect work and property conditions.
